Job Description
Tesoro Group is seeking an experienced Property Manager to join one of our long-term clients team at (1) property in Minneapolis MN (55404). The ideal candidate will have 3 years experience in property management (experience with affordable housing is required section 8 and section 42). This role is contract to hire (90 days before conversion).
This role will be working with (1) community with 180 affordable units/5 stories and was built in 2001.
Salary: $30-$34/hour DOQ. This role is contract to hire (90 days before conversion).
Schedule: Monday Friday 830am 5pm.
Job Duties and Responsibilities:
- Meet property occupancy goals as set by the budget/organization.
- Work in partnership with the Marketing Department and marketing/advertising service providers.
- Lead the full leasing process including managing the waitlist process (where applicable) complete showings accepting and process applications and complete all move-in tasks.
- Maintain resident retention by completing lease renewals/recertifications.
- Meet directly with residents and complete housing eligibility certifications following through with all steps in the affordable housing compliance process ensuring accuracy and timeliness of all certification files.
- Prepare for and successfully execute property inspections with monitoring agencies.
- Assist the Compliance team as needed by providing information and documents to keep the property in compliance with outside funding/oversight agencies.
- Support the development of annual operating budgets for assigned properties.
- Create monthly financial variance reports.
- Support annual capital expenditure projections to protect and maximize assets.
- Effectively monitor and collect on property receivables.
- Control expenses and optimize property profitability by managing the annual budget.
- Support the training development and ability for on-site staff to be effective in their roles through ongoing training mentoring and working through performance matters in an effective and timely manner.
- Perform timely and informative annual reviews for each direct report.
- Ensure growth of the team by offering them the opportunity to attend various seminars and classes and actively participate and engage in growth opportunities as well.
- Use delegation skills to effectively manage time.
- Train and verify training of direct reports while holding them accountable to follow policies and procedures.
- Partner with Talent Acquisition team to ensure effective and equitable recruitment and hiring to build an on-site team that can deliver promises to our residents and community.
Qualifications and Experience:
- 3 years experience in residential property management knowledge of affordable housing programs and subsidies are required income restricted/vouchers/annual recertifications.
- Knowledge of government subsidy programs.
- Working knowledge of Microsoft Office Suite Outlook and Excel.
- Be able to pass a Kari Koskinen background check before employment.
