3STEP is seeking an experienced Corporate Counsel Real Estate & Operations to join our legal team. The ideal candidate will be responsible for providing comprehensive legal support across the companys real estate portfolio commercial contracts and general operational matters. Reporting directly to the General Counsel this role will partner with our President and regional leaders to deliver practical strategic guidance and support related to our 60 sports facilities and offices across the U.S.
Key responsibilities include:
Directly support the General Counsel and the President in managing all real estaterelated matters including negotiating and drafting a wide range of leases lease amendments lease assignments subleases and more
Advise 3STEPs regional leadership on sports facility and office leases including lease clauses operational problems violations signage construction matters access agreements disputes with landlords or subtenants and issues related to repairs and maintenance
Manage legal risks help to resolve disputes and manage outside counsel when necessary
Develop strong relationships with internal and external stakeholders to support the companys goals and the goals of the sports brands
Assist with risk management related to our leased facilities and offices including advising on insurance safety and risk management policies and procedures
Support all phases of M&A transactions from initial due diligence through closing and postclosing obligations and integration workstreams
Advise on process and template improvements for Legal team operations and collaborate with company team members on crossfunctional projects
Stay current on relevant substantive legal and compliance developments and LegalTech products to advance the companys operations
Requirements:
47 years of relevant legal work experience whether inhouse or at a law firm
At least 2 years of experience drafting and negotiating commercial leases subleases and related real estate contracts
Strong writing negotiating and other communication skills
Proficiency in managing multiple projects at a time in a fastpaced environment
Comfortable taking initiative and evaluating priorities companywide
Excellent organizational time management customer service and problemsolving skills
Ability to work both independently with minimal supervision and as part of a team
Ability to translate complex legal concepts into practical business advice
Education & Licensure Required
J.D. degree from an accredited law school
Licensed and in good standing to practice law in Massachusetts or otherwise able to meet requirements for Massachusetts inhouse attorney exemption
Additional Aspects
May require flexible schedule sometimes including weekends and evenings
Experience working in sports preferred but not required
May require some domestic travel on an asneeded basis
This is an officebased role in our Woburn MA office with flexibility to work remotely a few days per week
