Job Summary: We are seeking an experienced Network Real Estate Manager to support our Real Estate Service Delivery and Supply Chain teams. This role is critical to ensuring the companys infrastructure expansion vendor relationships and service obligations are protected legally and aligned with corporate risk management strategies. You will provide strategic legal counsel on a wide range of operational matters including property acquisition and leasing network buildouts vendor contracts and supply chain negotiations. This is a highimpact role with broad responsibility across the lifecycle of network deployment and service operations. Must be local to the Pittsburgh area. Hybrid Work Environment.
Key Job Responsibilities:
Draft and review various real estate documents including access licenses easements and amendments.
Advise on land use zoning permitting and regulatory compliance for telecommunications infrastructure.
Lead negotiation of easements and building access licenses using approved deal parameters.
Build and maintain ongoing business relationships with key property owners and identify and pursue highpriority properties in coordination with other company departments.
Manage the document execution process including processing of necessary payments filing of signed documents recordation of property interests and internal and external communication.
Perform due diligence investigations and property record interpretation including surveys zoning reports easements and environmental assessments.
Review state and local regulations to identify land use and permitting requirements.
Prepare file negotiate and track permits for rightofway use railroad crossings and utility poles.
Maintain regular internal and external communications on the status of transactions and update project management database.
Provide legal advice on customer service agreements including service level agreements (SLAs) and managed service contracts.
Organize and track multiple real estate transactions ensuring deadlines are met and files are properly maintained.
Track and negotiate renewals maintain all agreements in good standing and ensure timely processing of payments.
Conduct legal research on real estate laws and regulations as needed.
Develop templates playbooks and training materials to streamline contract processes and improve risk management.
Review and negotiate supply chain and procurement contracts including hardware purchases and technology licensing agreements.
Ensure compliance with applicable regulatory requirements.
Collaborate with procurement finance and operational teams to ensure contracts align with business objectives and mitigate risk.
Ensure adherence to all relevant laws ethical standards and Company process and procedure.
Mitigate risks related to service disruptions liability and performance standards.
Required Skills/Abilities:
Experience in direct negotiation of real estate agreements within established business and legal parameters.
Strong knowledge of fundamental principles of real estate zoning and contracts law and procedures.
Experience identifying and initiating contact with relevant property owners for potential transactions.
Experience reading and using construction drawings and surveys.
Excellent organizational and time management skills.
Detailoriented with a high level of accuracy.
Highly proficient in Microsoft Office applications DocuSign and Adobe Acrobat Pro.
Familiarity operating within contract management databases and corporate accounting systems.
Excellent written and verbal communication and interpersonal skills to interact with coworkers government officials and other parties involved in transactions.
Education and Experience:
Undergraduate degree in law business government real estate or a related field or commensurate business experience.
Law degree paralegal certification or graduate degree in law business government real estate or a related field preferred.
Minimum five (5) years of experience in a highvolume real estate contracts management environment such as real estate leasing franchising oil and gas mortgage financing or complex sales. Experience in telecommunications preferred.
Active Notary Public commission in Pennsylvania or the ability to obtain a commission within 6 months a plus.
PA real estate salesperson or broker license a plus.
License to practice law in Pennsylvania or ability to be licensed as PA inhouse counsel within 6 months of hire preferred.
