TITLE: Maintenance and Grounds Supervisor 1.0FTE Confidential
PRIMARY FUNCTION: Supervise District maintenance services including building projects grounds and staff to ensure that all District facilities and equipment function properly meet the needs of educational activities and programs and remain in sound operation condition. Oversee and coordinate environmental safety programs to ensure District State and Federal regulations are met.
RESPONSIBLE TO: Business Manager
MINIMUM QUALIFICATIONS:
- High School Diploma or equivalent required.
- Advance Knowledge of Large Building HVAC & Steam Engineering preferred.
- Minimum of five years of successful experience in building grounds and maintenance upkeep.
- Current or ability to obtain the following licenses or certificates within 6 months of hire: LME card lead abatement card pesticide applicators license and asbestos management certificate.
ESSENTIAL FUNCTIONS:
- Examines school buildings on a regular basis for needed repairs and maintenance.
- Establishes and recommends priorities on repair projects.
- Estimates cost of repair projects in terms of labor material and overhead.
- Assigns and supervises crew for maintenance work such as replacing worn or defective wiring switches faucets and plumbing fixtures; and repairing fencing asphalt concrete and ceilings.
- Lays out and inspects work as well as assists crew members.
- Develops a system for dealing with emergency repair problems with efficiency.
- Prepares reports on costs of work done materials used and labor expended.
- Order materials as needed and make recommendations of supplies and equipment for purchase.
- Acts as liaison with building principals and the business manager regarding the establishment of regular preventative maintenance programs.
- Participates in the hiring process and trains all workers necessary to the maintenance and grounds program.
- Serves as the contact person to contractors for minor remodeling in the district and equipment replacement.
- Develops processes for the storage and appropriate disposal of old and obsolete equipment in the district following school district policy.
- Assists in the coordination of vacation schedules for maintenance & grounds employees.
- Assists in the preparation of annual budget for the operations of the districts maintenance and grounds program.
- Develops and monitors longrange facilities plan.
- Manages maintenance & grounds employees in the maintenance warehouse.
- Carries out supervisory responsibilities in accordance with the districts policies and applicable laws.
- Planning assigning and directing work of assigned staff.
- Appraising staff performance addressing complaints and resolving problems.
- Attends monthly board meetings as directed.
- Corresponds with district staff and stakeholders.
- Perform related duties consistent with job description and assignment and other tasks as assigned by supervisors.
KNOWLEDGE SKILLS AND ABILITIES:
- Effective oral & written communication skills to work collaboratively with a variety of school personnel board members at the community at large.
- Ability to carry out procurement processes as per standard regulations
- Ability to cost and bid small jobs to outside local contractors
- Basic computer skills as well as experience with Google Docs Microsoft Word and Excel.
PHYSICAL REQUIREMENTS AND WORKING CONDITIONS:
- There is a standard contract workday with requirements to address emergency facility situations and project schedules as necessary.
- Work is performed in a wide variety of locations including school environments.
- The employee has regular exposure to the environments such as variance in outdoor:
temperature allergens infections silica cement or concrete.
- While performing the duties of this job the employee occasionally works in temperatures above 100 and below 32 degrees and occasionally walks on slippery surfaces.
- The employee must be able to meet the deadlines with severe time constraints and interact with the public and other workers.
- The employee has direct responsibility for the safety and wellbeing of others.
- The noise level in the work environment is frequently loud to where you have to raise your voice to be heard.
- May work with high stress student family or personnel situations.
- May require occasional lifting up to 50 pounds.
- Involves bending lifting crouching reaching standing sitting walking fine manipulation
twisting & turning and repetitive movements.
- Requires the use of computers and office equipment.
CONDITIONS:This is a 260 Day position.
