POSITION OVERVIEW
As Assistant VicePresident (AVP) Real Estate & Facilities Management you will lead the strategy and planning for space sustainability facilities management & physical security. You will develop implement and evaluate longterm plans in the areas of real estate capital projects and facilities management to support the Banks space plan and overall business plans.
In this role you will be responsible to innovate and rethink space use and in close partnership with the senior leadership team to create an agile working environment and agile facilities to enable individuals and teams to work in the most appropriate setting for the task in hand within activitybasedworkplaces. This will include rethinking our workplace strategy in alignment with priorities and new ways of using space (Hybrid work /Flex) as well as developing and implementing a comprehensive plan to optimize BDCs Real Estate Portfolio. This role has a direct impact on the capability of the organization to engage clients and employees attract new talent and prepare for the future of work while reflecting BDCs branding and ensuring client satisfaction with minimal disruption and impact on business operations.
In response to the anticipated need for new or improved facilities to meet aspirations and culture of the BDC you will oversee the research evaluation and identification of potential real estate opportunities and new ventures aligned with BDCs strategic and business plans. You will play a key role towards attaining BDCs aspirations in terms of ESG/netzero operational targets delivering the safest and highest quality employee experience with the minimal possible environmental footprint.
As part of this role you will be overseeing facility new builds renewal and management at all 110120 BDC locations to seek green credential status via sustainability and energy management initiatives while overseeing development of Bankwide fiscally responsible safety and security programs and emergency management practice aligned to a robust business continuity plan.
The incumbent reports directly to the Chief Financial Officer.
CHALLENGES TO BE MET
In close partnership with senior leaders develop long term workplace strategy aligned with BDCs corporate aspirations and culture to rethink space use and create flexible working environments to enable individuals and teams to work in the most appropriate setting.
Work collaboratively with Senior Leaders in establishing the guidelines for the prioritization and achievement of projects for delivery of BDCs leasing and facilities project portfolio program. Explore and research markets define seating requirements develop real estate guidelines and leasing strategies structure negotiate and secure transactions while managing related risks controlling costs and attaining optimal space occupancy ratios and influencing buyin from stakeholders.
Develop business relationships with clients and internal stakeholders to understand the evolving service delivery models and business operational objectives and consistently align BDCs Corporate Real Estate to such requirements while managing relevant stakeholder expectations ensuring they are informed of how and when requirements will be implemented.
Develop strategies and solutions for real estate initiatives to meet BDCs ESG Responsibility Plan including the LEEDCI program development.
Assume overall responsibility for the physical security program and determine the evolving BDC risk profile for the organization and business locations. Collaborate with Operational Risk Management and Organizational Health and Safety to ensure that the physical security program respects and is consistent with industry best practice and BDC expectations.
Play an active role within the CIMT (Crisis Incident Management Team). Develop business resumption plans and procedures and emergency plans to respond to incidents and maintain continuity of BDCs operations. Stay abreast of best practices and researching methods processes and standards to ensure the proper functioning of the Emergency Operations Centre.
Oversee management of the Teams portfolio of specific contracts (external security providers maintenance food services ergonomics furniture Real Estate Advisors signage etc.) in accordance with contract and market best practices to add value and manage risk.
Oversee the preparation of the Corporate Plan for rent projections and related capital and facilities projects as well as the development of the business unit plan and annual operating budget.
Lead a multidisciplinary team by managing both internal resources and outsourced functions and/or contracts as well as maintaining relationships with Senior Management and aligning business units priorities with BDCs aspiration
WHAT WE ARE LOOKING FOR
Bachelors degree in Architecture Business management Commerce Accounting Administration Engineering or equivalent.
Minimum 1015 years experience in Commercial Real Estate Business type Project Management Procurement with thorough knowledge of technical financial leasing project management performance management workplace strategy and administrative functions.
Demonstrated experience in developing and executing real estate strategies in support of an organizations business plan including planning and policy/procedure development for real estate acquisition.
Having successfully managed complex capital projects interpreting architectural designs and drawings and construction specifications and dealing with real estate development business practices zoning and permit processes.
Expertise in the design implementation and evaluation of programs in a wide variety of areas such as: physical facilities and properties; physical accessibility; workplace strategy; environmental issues including hazardous wastes; and security plans and processes.
Demonstrated experience in interpreting laws and regulations negotiating complex commercial Real Estate acquisition and ensure BDC complies with regulatory changes as appropriate.
Excellent leadership qualities including ability to engage coach and lead multidisciplinary teams while being able to skillfully balance multiple priorities in a fastpaced rapidly changing work environment. Strong analytical skills; problemsolving skills; excellent negotiator.
LEED (Leadership in Energy and Environmental Design) certification is considered an asset.
A PMP designation a certification as an architect or a professional accreditation from the following organisations: PMI IFMA BOMA CaGBC (LEED accreditation) would be considered an asset.
Bilingualism is a must (French and English spoken and written).
