Logistics Property Company is a fully integrated owneroperator focused on the acquisition development and management of modern logistics properties in key U.S. markets. We are seeking a talented and motivatedDevelopment Analystto join our dynamic team in our Dallas office covering the Texas market. This role offers an exciting opportunity to contribute to the growth and success of our projects leveraging your analytical skills and market insights to drive strategic decisions and optimize development processes.
Responsibilities include but are not limited to:
l Support the development strategyacross the Texas market ensuring alignment with regional goals and objectives.
l Analyze market datato assess and support the viability of potential deals providing actionable insights.
l Prepare underwriting models and project budgets to evaluate project returns.
l Evaluate risksassociated with new transactions offering recommendations to mitigate potential issues.
l Prepare investment documentsfor presentation to senior management Investment Committee and Asset Management Committee.
l Participate in Investment Committee and Asset Management Committee calls and meetingsto provide insights and support decisionmaking.
l Conduct market researchto prepare reports and comparable analysis to support investment papers.
l Conduct feasibility studies financial analysis and due diligencefor new projects including determining project impact fees and plan check fees.
l Assist in sourcing new opportunities through building and maintaining relationships with brokers and market contacts.
l Communicate with external vendors and consultants(attorneys engineers architects etc.) during all project stages to ensure success.
l Coordinate with the companys internal and external legal teamson project documents and contracts.
l Participate in municipal meetings and hearingsto gain entitlements annexation zoning and permitting approvals.
l Assist in assembling Letters of Intentfor potential project sites and coordinate the Purchase and Sale Agreement.
l Coordinate with the capital markets teamon debt closing and monthly funding processes.
l Prepare monthly and quarterly project reportsto track progress and performance.
l Participate in marketing construction and operational meetingsto ensure alignment and successful project execution.
l Attend networking and broker events from time to time.
l Ad hoc analysis as requested.
The successful candidate may have:
l Generally 15 years of experience in real estate finance or a related field.
l Exceptional communication skills.
l Strong proficiency in Excel including experience building and maintaining financial models.
l Strong problemsolving skills with the ability to identify issues and propose solutions.
l A Bachelors Degree in a business related field.
l Familiarity with the Texas real estate market and industrial property trends.
l Please note an excel modeling test will be a component of this interview process.
