In this role you will oversee the entire construction process from real estate acquisition and energyefficient building methods to securing final occupancy certificates and addressing postconstruction warranty needs. Youll be responsible for: Preconstruction activities 30% - In cooperation with Habitat staff and Board members participate in planning and budgeting for the organization and the Construction department including longrange planning with the Homeownership department
- Manage land acquisition activities including initial screening; coordinate with the Director of Project Development & Procurement to prepare feasibility studies as needed.
- In collaboration with project stakeholders be responsible for the delivery of projects from preconstruction through occupancy.
- Evaluate acquisition opportunities including contracting with external consultants and engineers.
Policy and budget management 30% - Initiate the development of a Quality Assurance program for all work performed on Habitat projects; ensure that the QA program integrates with the routines of the Construction Team; in cooperation with the Director of Construction ensure QA program compliance.
- In collaboration with Finance review and authorize disbursements/draw requests. Update the projected annual budget as necessary.
- Assist in the preparation and processing of all necessary funding applications and other project documentation.
- Prepare and submit projectrelated information for reports to funding sources as requested.
- Represent the organization before public agencies community groups and funding organizations.
- Develop coordinate and implement action plans to achieve business targets as articulated in the Strategic Plan and Annual Plan.
New construction activities 20% - In cooperation with the Director of Land Development and Director of Construction develop detailed schedules and budgets for each project recognizing the inclusion of volunteer labor on projects.
- Maintain a process for adherence and accountability to timelines developed by internal stakeholders namely Homeownership team and Government Grants team.
- Review scheduling issues and identify resources necessary to maintain the production schedules for projects.
- Review Requests for Proposals and bids received from material suppliers and subcontractors with the Director of Land Development and/or Project Manager.
- Execute subcontractor agreements up to $100k and recommend agreements over $100k to the President / CEO for execution.
Leadership responsibilities 10% - Serve on Leadership Team ensuring seamless coordination of Construction activities other departments.
- Oversee all construction activities and directly supervise senior Construction department staff.
- Hold accountability for and actively manage the financial performance of Construction Department.
- Provide the leadership and teambuilding necessary to maintain a workforce that continuously embraces the mission vision and values of Habitat for Humanity Portland Region.
- In coordination with senior Construction staff develop and maintain highperformance teams through supervision training coaching and mentoring; ensure regular feedback is shared with staff including timely completion of employee quarterly objective reviews.
- Develop and maintain strong relationships with internal Habitat departments.
- Develop and maintain positive working relationships with external development partners and funders and prepare requests for gifts inkind to Habitat.
- Drive and maintain a departmental culture of safety.
Rehab/Recycle Program 10% - Refine and manage Rehab/Recycle program in collaboration with Homeownership Department
To be successful in this role youll**: - Bring 10 years of residential construction management experience with at least 5 years in a senior leadership role.
- Extensive experience managing and optimizing internal systems and controls to support highvolume residential production including overseeing projects from land acquisition through construction final occupancy and warranty completiondelivering 60 homes annually with efficiency and quality.
- Proven ability to lead comprehensive preconstruction planning manage multiple concurrent projects within established budgets and timelines and oversee detailed scheduling resource allocation and risk mitigation to ensure successful project delivery.
- Have demonstrated success in building and managing highperforming teams through effective leadership supervision coaching and training. Skilled at fostering a positive and missionaligned departmental culture that supports organizational goals particularly those of Habitat for Humanity.
- Be experienced in cultivating and maintaining collaborative relationships with internal departments external development partners funding entities and public agencies to strengthen project support align resources and drive missionfocused outcomes.
**Any combination of formal education paid work experience unpaid/volunteer experience and life experience will be considered. Your work environment and activities: OFFICE/HYBRID - Your workday will be located in a humanpaced teamoriented businesscasual style office setting.
