Job Description

Job Title: Construction Billing Coordinator / Construction Project Accountant

Location: Las Vegas

Position Overview:

We are seeking a detailoriented and proactive Construction Billing Coordinator / Project Accountant to join our team. This role is responsible for managing the construction billing process performing project accounting duties tracking budgets and costs and supporting reconciliation and reporting activities. The ideal candidate will have strong knowledge of GAAP experience with construction billing (including AIA formats) proficiency in QuickBooks Buildertrend and and exposure to .

This role offers the opportunity to be involved in the full project accounting cycle from billing through financial reporting working closely with project managers vendors and the accounting team.

Key Responsibilities:

Billing and Invoicing:

  • Prepare and process monthly construction billings including AIA G702/G703 forms.
  • Coordinate with project managers and clients to resolve billing discrepancies and ensure timely payment.
  • Track lien waivers retention and change orders for accurate invoicing.
  • Post draws to the general ledger (GL) and maintain organized billing and payment records.

Accounts Payable and Vendor Coordination:

  • Perform accounts payable data entry related to construction vendors and subcontractors.
  • Coordinate vendor payments ensuring compliance with contractual terms lien waivers and project milestones.
  • Assist in managing subcontractor pay applications and verify alignment with project budgets.

Project Accounting and Financial Management:

  • Set up new projects in the accounting system and monitor project budgets against actual costs.
  • Track and reconcile job costs commitments and variances throughout the project lifecycle.
  • Assist in monthend close processes and reconcile key constructionrelated accounts.
  • Prepare financial draw packages for lenders ownership groups and internal stakeholders.

Systems and Reporting:

  • Update and maintain project budgets and job costing within Buildertrend and .
  • Support the preparation of internal project financial reports and costtocomplete analyses.
  • Maintain compliance documentation to support project audits.

Collaboration and Special Projects:

  • Work closely with project managers accounting staff vendors and ownership groups.
  • Support the accounting team with special projects system improvements and ad hoc reporting.
  • Assist in ensuring compliance with GAAP and construction industry best practices.

Qualifications:

  • 23 years of construction billing and/or construction project accounting experience required.
  • Strong knowledge of GAAP accounting principles.
  • Proficiency with QuickBooks (required).
  • Experience with Buildertrend and (required or strongly preferred).
  • Familiarity with (preferred).
  • Experience with AIA billing formats (preferred).
  • Knowledge of lien waivers draw requests and construction loan compliance is a plus.
  • Strong Excel skills and ability to work with accounting/project management systems.
  • Excellent attention to detail organizational skills and ability to prioritize in a fastpaced environment.
  • Effective communication skills and a teamplayer attitude.
  • Ability to manage sensitive information confidentially and professionally.

Preferred Background:

  • Prior experience in real estate development construction management or related industries.
  • Exposure to project accounting for groundup construction tenant improvements or infrastructure projects.
