Job Description

Assistant Project Manager Construction

Objective: Join S.C. Swiderski LLC as an Assistant Project Manager and play a pivotal role in guiding construction projects from inception to completion. Collaborate with crossfunctional teams to develop bids manage budgets negotiate contracts and ensure projects are delivered on time within scope and in compliance with all regulations.


Essential Functions

To provide clarity on the roles responsibilities heres a breakdown of key duties:

  • Project Planning & Coordination 35
    • Collaborate with acquisitions engineers and architects to develop comprehensive project plans.
    • Initiate and manage the bidding process select contractors negotiate pricing and finalize budgets.
    • Obtain necessary building permits and ensure adherence to all building codes and regulations.
  • Contract & Budget Management 25
    • Draft and manage contracts with subcontractors and vendors.
    • Monitor project budgets ensuring costeffectiveness and adherence to financial constraints.
    • Utilize negotiation skills to manage changes and maintain budget integrity.
  • Schedule & Quality Oversight 25
    • Develop detailed construction schedules with clear milestones and deliverables.
    • Conduct regular site visits to monitor progress and ensure quality standards are met.
    • Address any issues or delays promptly to keep projects on track.
  • Communication & Reporting 15
    • Serve as a liaison between project stakeholders ensuring clear and consistent communication.
    • Provide regular updates on project timelines progress and any necessary adjustments.
    • Maintain comprehensive project documentation for transparency and accountability.




Requirements

Education and Experience

Required:

  • Bachelors degree in Construction Management Building Science Engineering or a related field; or equivalent experience.
  • Minimum of 1 year of experience in project coordination within the construction industry.
  • Valid drivers license with reliable transportation for regular site visits.
  • OSHA 10 certification or the ability to obtain within 90 days of employment.
  • Proficiency in Microsoft Office Suite and project management software.
  • Strong understanding of construction processes contracts permitting and scheduling.
  • Excellent communication negotiation and time management skills.

Preferred:

  • 23 years of field experience in residential or commercial construction.
  • Commitment to ongoing professional development in project management.

Physical Requirements

  • Ability to lift and carry up to 40 lbs.
  • Prolonged periods of sitting at a computer workstation.
  • Clear verbal communication and adequate hearing for effective interaction.

Work Schedule

  • Standard hours: Monday Friday 4045 hours per week.
  • Flexibility to work outside standard hours as business needs arise.
  • Occasional instate travel for site visits.

Work Environment

  • Primary work setting: Professional corporate office.
  • Regular collaboration with PreDevelopment Department Architects Executive Management Ownership and customers.
  • Occasional onsite presence at active construction sites.
