Realty Richmond and Shurm Homes seek a licensed Realtor (or someone with proven commissioned based sales experience willing to get licensed in real estate) to provide immediate and exceptional customer service to prospective new home buyers and sell new construction homes in communities throughout greater Richmond area.

The New Home Sales Agent has the unique and special ability to be a part of one of the biggest financial decisions most people ever make to purchase a home. In this business we are lucky to be able to create relationships with potential home buyers and be a part of such an integral part of their lives by ensuring we are building a home that they will create memories in for years to come. Essential Duties & Responsibilities:
- Greet and engage potential homeowners as they come in the model home providing a warm and informative experience
- Build rapport with prospective customers and demonstrate a thorough understanding of the customers needs and how those needs align with Shurm Homes product design
- Show model home homes under construction home features and home site availability to potential customers
- Educate buyers on the new home buying process
- Follow up with prospects and realtors to nurture relationships and convert into sales
- Hold model home open approximately 5 days a week including weekends. Be available to meet with customers and realtors outside of model hours as needed
- Provide detailed quotes for new home builds and negotiate final contract pricing and terms using IHMS software
- Maintain up to date MLS listings with detailed and accurate information
- Prepare and facilitate the signing of purchase agreements
- Coordinate with lenders office staff and others as necessary
- Maintain model home appearance and adhere to site agent expectations
- Meet or exceed monthly sales goals as set by the sales manager
- While New Homes sales will take priority Agents may still be able to continue meeting with resale clients as well.
Qualifications:
- Bachelors degree preferred
- Valid VA Real Estate License license must be transferred to Realty Richmond
- Minimum 2 years of commissioned sales experience
- Strong oral and written communication skills
- Knowledge of Microsoft Office a must and Mark Systems (IHMS) Software a PLUS!
- Knowledge and understanding of how to use CRM software to generate sales and manage customers a MUST
- Knowledge and understanding of residential real estate sale contracts is a bonus but willing to train the right individual with proven commissionbased success in another industry
- Conduct all business professionally and ethically
- Customer service oriented must be patient professional and courteous
- SelfStarter with great organizational skills and time management skills
- Knowledge of current design trends in Richmond and nationally a plus
- Ability to be curious ask questions and learn about the customers needs have a creative approach to creating a solution for the buyer
- Fast learner and willingness to learn and able to multitask and establish priorities

Background Check Policy and Procedure
All offers of employment at Shurm Homes are contingent upon clear results of a thorough background check. Background checks will be conducted on all final candidates and on all employees who are promoted as deemed necessary.
Background checks will include:
- Social Security Verification: validates the applicants Social Security number date of birth and former addresses.
- Prior Employment Verification: confirms applicants employment with the listed companies including dates of employment position held and additional information available pertaining to performance rating reason for departure and eligibility for rehire. This verification will be run on the past two employers or the previous five years whichever comes first.
- Personal and Professional References: calls will be placed to individuals listed as references by the applicant.
- Educational Verification: confirms the applicants claimed educational institution including the years attended and the degree/diploma received.
- Criminal History: includes review of criminal convictions and probation. The following factors will be considered for applicants with a criminal history:
- The nature of the crime and its relationship to the position.
- The time since the conviction.
- The number (if more than one) of convictions.
- Whether hiring transferring or promoting the applicant would pose an unreasonable risk to the business its employees or its customers and vendors.
The following additional background searches will be required if applicable to the position:
- Motor Vehicle Records: provides a report on an individuals driving history in the state requested. This search will be run when driving is an essential requirement of the position.
- Credit History: confirms candidates credit history. This search will be run for positions that involve management of Shurm Homes funds and/or handling of cash or credit cards.
