Job Description

SUMMARY:

Develops directs and oversees Family Services for Habitat for Humanity of Greenville County. Manages and plans for the implementation of coordinated community outreach efforts to achieve program goals for Homeownership and Home Preservation for the affiliate. Works with residents community stakeholders civic leaders and other partners to support programmatic generational impact in affordable housing successful homeownership community advocacy and resident empowerment.


ESSENTIAL DUTIES:

Family Services

  • Develops and executes a plan to ensure there is an adequate number of qualified families in HFHGCs major programs (New Construction Recycle Rehab and Home Preservation).
  • Develops and executes family selection processes for HFHGCs programs (New Construction Recycle Rehab and Home Preservation).
  • Administration of homeowner surveys and various forms of outcome assessment.
  • Develops coordinates and executes family preparation processes including but not limited to homeownership education classes budget counseling credit counseling sweat equity opportunities and community service.
  • Develops and oversees electronic and physical file management for the department consistent with applicable laws and high ethical standards in regards to confidentiality.
  • Leads trains supervises and manages all staff and volunteers who work with homeowners and potential homeowners.
  • Remains current in applicable federal state and local laws trends and regulations relating to affordable home ownership and nondiscrimination including but not limited to: Equal Opportunity Mortgage Procedures & Regulations Consumer Financial Protection Bureau Fair Lending Laws Fair Credit Reporting Act Flood AntiMoney Laundering Real Estate Settlement Procedures Act Truth in Lending Act Fair Housing Act and Habitat International Policy.
  • As a Certified Housing Counselor abides by boardapproved policies for mortgage origination which includes requirements for appropriate due diligence in determining ability to pay and creditworthiness of homebuyers which includes but is not limited to: income verification credit reporting assessment of debt projected utility costs special assessments and other costs directly associated with homeownership.
  • Develops and executes effective communication plans and tools for potential homeowners.
  • Develops and maintains the Family Services Department budget.
  • Provides input to Mortgage Coordinator and/or Finance on homeowner mortgage counseling and makes mortgage structuring recommendations as necessary.
  • Makes recommendations to appropriate sources on program policies and departmental procedures.
  • Presents comprehensive case profiles of and recommendations for new program admissions to Staff Selection Team (MLT).
  • Creates and maintains key data and demographics on families for various HFHGC reporting needs
  • Establishes and maintains key partnerships with area organizations for the purpose of strengthening the continuum of care and service delivery to current and future homeowners.
  • Works collaboratively with all departments of the organization so that the organization functions healthily and achieves its goals. Of particular importance is providing data and analysis to the Development Department.
  • Commits to maintain highest degree of confidentiality of all sensitive information.
  • Performs duties outside of their normal responsibilities from time to time as assigned.
  • Serves on the Senior Leadership Team (SLT) and advises the organization on items related to Family Services.

Education/Experience

  • Bachelors degree (B. A. from fouryear college or university. Masters degree or postgraduate study preferred.
  • A minimum of five years relative work experience preferably in a leadership role in the areas of NonProfit Administration Human Services Social Work or Community Development.
  • Equivalent combination of experience and education will be considered.
  • Must be a certified housing counselor or possess the willingness to attain certification within 6 months of hire.
  • Experience leading groups of volunteers.
  • Experience in developing curriculum and delivering training to adult audiences.

Competencies

  • Must possess a mastery of case management systems & practices and be knowledgeable of human development theory and community development principles.
  • Proven success in researching and developing innovative effective relationships with communitybased organizations.
  • Entrepreneurial resultsdriven ability to negotiate implement and monitor collaboratives and identify and implement creative approaches to affordable housing and community development strategies.
  • Project development and management skills. Able to administer effective decision making processes and procedures.
  • Exceptional attention to detail.
  • High energy and ability to function effectively with a minimum of daily direction and support.
  • Ability to work independently as well as an effective team member.

Supervisory Skills

  • Three years managerial or director level experience in roles of increasing responsibility preferred. Exceptional leadership management supervision and motivational skills; functions well as a senior leader of a fully participative engaged department fostering a trusting and respectful environment.
  • Directly supervises employee(s) and volunteers in the Family Services Department. Carries out supervisory responsibilities in accordance with the organizations policies and applicable laws. Responsibilities include interviewing hiring and training employees; planning assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Relational/Communication Skills

  • Strong interpersonal and cultural competency skills to effectively work with a diverse population of clients volunteers and community partners. The ability to forge strong partnerships. The ability to communicate effectively with maturity selfconfidence and good judgment. Ability to meet deadlines and handle difficult situations or conflict with finesse. Ability to navigate frequent change delays and/or unexpected events.
  • High degree of comfort with public speaking.

Language Ability

  • Possess strong oral and written communication skills. Ability to read analyze and interpret general business periodicals professional journals technical procedures or governmental regulations. Ability to write reports business correspondence and procedure manuals. Ability to effectively present information and respond to questions from groups of managers clients customers and the general public. The ability to fluently speak Spanish is desired. Crosscultural experience preferred.

Math Ability

  • Ability to calculate figures and amounts such as discounts interest financing models commissions proportions percentages area circumference and volume. Ability to apply concepts of basic algebra and geometry.

Reasoning Ability

  • Ability to define problems collect data establish facts and synthesize complex information. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables. Ability to develop and implement strategic plans. Ability to solve problems and make decisions independently in a creative effective and efficient manner with limited information.

Computer Competencies

  • To perform this job successfully an individual should have knowledge of word processing software; spreadsheet software; internet software; project management software; database software; and contact management systems. (Proficiency with Microsoft products preferred.
  • Indepth understanding of gathering and reporting both quantitative and qualitative research. Strong aptitude with Excel data collection surveys statistics question construction data export data analysis data entry data integrity quality control and report writing.
