The Leasing Specialist reports directly to the Senior Property Manager they are responsible for the general marketing and leasing activity in a market. The Leasing Specialist must have a strong sales/leasing knowledge and be proficient in setting/achieving sales and occupancy goals. The Leasing Specialist must be customer service centric resulting in a high ability to retain residents and build customer rapport. The Leasing Specialist will be instrumental in monitoring customer feedback and adjusting rental rates/movein specials accordingly.
Primary responsibilities
- Maintain a strong 7075 closing ratio.
- Utilize strong onthephone communication skills to prerent our homes to perspective residents while offering the best customer service.
- Set and achieve market monthly sales goals retention rates and occupancy goals as defined by Bridge Homes management.
- Actively monitor vacancy and prioritize efforts to reduce marketing downtime. Assist in rental rate and concession setting for the market.
- Complete CMAs as needed.
- Review and create property descriptions and implement marketing efforts to promote our homes.
- Report to Senior property manager to assist in resident retention including but not limited to MTM follow ups Renewal team follow ups assist with move in followups audit move in checklists and tenant conversations around those items.
- Assist Senior Property Manager with collecting supporting documents and processing applications.
- Followup daily with prospects and input feedback review in Rently.
- Assist Property Managers and maintenance team with monthly rent ready inspections.
- Provide high level of customer service when performing movein orientations and renewal inspections.
- Follow Bridge Homes policies and procedures and comply with Fair Housing state and federal laws.
- Responsible for other duties and special projects as assigned.
What you should bring
- Computer Skills: To perform this job successfully an individual should have knowledge of Microsoft Suite advanced Microsoft Excel QuickBooks or similar software and the ability to adapt to changing technology.
- PropertyWare knowledge would be preferred.
- Education/Experience: High school diploma or general education degree (GED); and three years related leasing or property management experience with single or multifamily rentals; or equivalent combination of education and experience.
- Valid drivers license and reliable transportation.
- Valid Insurance.
- Real estate license is preferred but not required.
- Excellent time management and organization skills and the ability to multitask Intermediate Microsoft Outlook Word and Excelwith proficient typing/keyboarding skills.
- Prioritize and address workload with little supervision.
- Professional demeanor and presence.
- Oral and written communication skills.
- Demonstrated sales experience with ability to close.

- Fluent in English speech and comprehension required Spanish speech and comprehension is a plus.

- 401K:Bridge Investment Group will match your contributions dollarfordollar up to 6 of your pay. These contributions are fully vested immediately. - Paid Time Off: Employee will accrue 5.23 hours of paid time off per pay period for a total of 17 days per year.

- Following six 6 months of employment at the Company you will be eligible per birth adoption or placement of a child for four 4 weeks of paid parental leave as the primary caregiver to the child or two weeks of paid parental leave as the secondary caregiver to the child. Following two years of employment at the Company you will be eligible for twelve weeks of paid parental leave per birth adoption or placement of a child if you are the primary caregiver of the child.
- Tuition Reimbursement: Up to $5000 per year of preapproved tuition expenses will be reimbursed upon submission of approved documentation. Repayment obligations may apply if employment terminates prior to 24 months.
