ESSENTIAL FUNCTIONS:
- Recognizes that assignments are broad in nature and require appreciable originality and ingenuity to complete them and considerable latitude for unreviewed actions or decisions.
- Works under general direction of Engineering Services Reliability & Asset Management platform for instruction in deploying clients strategic asset management plan with matrix reporting back to the clients lead engineer (FM).
- Support all efforts in the of site level Asset Management & Reliability programs and processes to effectively increase machine/facility system reliability and compliance.
- Conducts program and system/equipment audits on a periodic and as needed basis. Audits will generally be focused on safety regulatory compliance maintenance effectiveness cost savings and energy conservation.
- Supports JLL operational compliance program and follows company safety and health guidelines and other company policies.
- Coordinates the use of other engineers technicians and thirdparty resources to accomplish the objective of costeffective Asset Management & Reliability improvements for maintenance and projects.
Reliability Engineering
- Equipment preventative maintenance (PM) task creation and management for continuous improvement and PM optimization.
- Responsible for ranking the criticality of the assets under their care typically using Reliability Centered Maintenance approaches and for defining the proactive maintenance approaches that are costbeneficial to the business.
- Create and conduct Reliability studies as well as understanding drawings and schematics.
- Create risk mitigation strategies for critical assets that can be deployed across the asset portfolio
- Investigate new technologies for reliability improvements
- Considers impact of costs on recommended action plans for avoiding/correcting problems during the design phase or remedial action for correcting reliability problems on installed equipment; performs root cause failure analysis to help prevent failures.
- Facilitates/supports operational event and equipment failure investigations to ensure that the root cause/causal factors have been identified corrective actions prescribed and followup monitoring conducted as applicable to determine effectiveness.
Conditionbased Maintenance
- Understanding of moving and rotating equipment such as pumps motors gearboxes conveyors etc. from an operations and maintenance perspective mechanically and electrically.
- Experience w/ predictive maintenance technologies including but not limited to vibration analysis oil analysis infrared Thermography ultrasound and motor current analysis.
- Plans and performs engineering operations monitors operations center systems RCM program implementation process engineering assignments root cause failure analysis incorporation of conditionbased maintenance (CbM and predictive testing and inspection (PT&I) technologies and conducts equipment condition assessments. Identify and manage system of continuous improvement to ensure resolution to chronic bad actor equipment.
- Experience with Root Cause Analysis Equipment Criticality Ranking PM/PdM optimization Defect Elimination and/or Failure Modes and Effects Analysis.
Workflow Management
- Maintain complete and accurate records/plans within computerized maintenance management system (CMMS) related to equipment specifications data BOM failure history etc.
- Develop and maintain Key Performance Indicators of equipment reliability.
- Ensure that the appropriate Maintenance and Reliability metrics are in place throughout the site (planned/unplanned work planning/scheduling metrics cost metrics MTBF replacement asset value etc..
- Ensure equipment history is maintained and analyzed for future trends
- Actively collaborate with Maintenance and Planning groups
Capital Asset Renewal/Capital Planning
- Execute multidiscipline facility condition assessments across multiple labs manufacturing office and distribution locations in the Americas. Inspect and document and prioritize asset and field conditions to evaluate remaining useful life. Document findings in detailed written report and database format
- Compile and prioritize portfolio wide findings for client capital planning and lifecycle asset management programs
- Supports commissioning activities for all upgrade renovation and construction projects which may include but is not limited to PM job plans reviews for maintainability critical spares documentation etc.
Performs other work as assigned.
Experience:
- BS in an Engineering discipline mechanical or electrical preferred.
- Five to 10 years experience implementing RCM CbM/PdM methods operating building automation and energy management systems and thorough understanding of asset management data analytics and capital planning approaches.
- Experience with building automation systems and automated fault detection & diagnostics with integration of connected systems
- Experience in critical/ regulated environments preferred (data centers laboratories manufacturing environments automotive petrochemicals pharmaceuticals etc.
- Extensive knowledge of mechanical electrical plumbing and fire suppression systems.
- Extensive knowledge of commercial critical manufacturing labs or distribution facility types required.
Skills
- Proven ability to read comprehend and apply information from technical manuals and other reference materials
- Ability to use variety of Computerised Maintenance Management Systems and IT tools
- Strong interpersonal skills

- Level 2 ultrasound certification is preferred.
