Job Description
This is a remote position.
Overview:
We are seeking a fulltime Investment Acquisitions Analyst to join our portfolio of companies and serve as the CEO s righthand partner in sourcing vetting and underwriting investment opportunities. This role involves finding offmarket and onmarket real estate and business acquisition deals building financial models maintaining our internal deal pipeline CRM and preparing executiveready investment summaries. You will help drive growth through disciplined sourcing and sharp analysis.
Key Responsibilities:
Deal Sourcing & Lead Generation
Search daily for real estate and small business acquisition opportunities across:
Online marketplaces (LoopNet BizBuySell Crexi auction sites)
Offmarket strategies (cold outreach data sing direct mail lists)
Broker networks wholesalers agents and industry platforms
Identify highpotential deals based on defined investment criteria
Build relationships with brokers and sellers via email LinkedIn and calls
Deal Analysis & Underwriting
Analyze financial documents: P&Ls rent rolls tax returns OMs and loan docs
Build financial models for real estate and business deals including:
IRR cashoncash cap rate DSCR and exit scenarios
Create and maintain underwriting templates in Excel or Google Sheets
Prepare internal investment summaries and decision memos
CRM Management & Pipeline Tracking
Use a customized CRM platform (e.g. Airtable HubSpot or equivalent) to:
Track deal flow communication history and followup reminders
Organize deals by stage (New Under Review LOI Under Contract Dead)
Record broker/seller relationships and lead source data
Assign deal scores based on investment criteria
Maintain a clean uptodate and actionable deal dashboard
Support & Organization
Collaborate with legal and finance teams during due diligence
Conduct market and industry research to support acquisition decisions
Organize deal files track key deadlines and update internal reports
Requirements
3 years in real estate business underwriting or financial modeling
Fluent in Excel/Google Sheets (including financial modeling IRR DSCR amortization etc)
Understanding of and familiarity with US real estate metrics and/or small business fundamentals
CRM experience preferred (e.g. Airtable HubSpot Streak or similar)
Analytical selfdirected and detailoriented
Excellent English communication skills (written & spoken)
Highly organized detailoriented and selfmotivated
