Summary

Directs the daytoday operations of an affordable housing senior living community and is responsible to implement maintain and coordinate operations projects and financial matters within core areas.

Job Description

Complies with organizations policies and procedures fair housing laws landlord tenant laws occupational safety and health administration (OSHA) requirements applicable regulations and controlling documents as well as local codes and ordinances.

Assists in development of annual budget. Collects rent to include followup on any nonpayment or past due rent. Manages accounts payable. Analyzes monthly financial reports to assure accuracy and acts to maintain operational performance within budget.

Processes rental applications including: interviews of prospective tenants show unites verifies income qualifications prepares leases and completes applicable forms for movein certification. Processes all certifications for: movein annual interim unit transfer and vacancy. Maintains wait list resident files software and all other documentation to assure regulatory compliance.

Ensures a strong marketing sales and customer service program is in place. May also expand responsibilities dependent on demands of the designated region(s) including: overseeing community relations and implementation of marketing and sales plans. Additionally assures advertising collateral materials and community notices are current accurate and compliant with established standards.

Performs or delegates annual inspection of residents units. Monitors makeready process and ensures company timelines are met. Conducts regular inspections of property and grounds. Meets property owner lease obligations related to unit maintenance and reasonable accommodations/modifications. Manages services available through the property and informs residents. Distributes written safety and evaluation procedures and emergency disaster procedures to residents and conducts safety meetings for residents. Prepares a system in place to ensure timely removal of hazardous conditions (i.e. snow and ice removal tripping hazards etc..

Demonstrates the ability to identify assess and resolve problems while implementing changes to prevent the recurring problems. Able to market and interface with prospective and current residents. Attention to detail high level of accuracy strong sense of urgency and solid time management skills.

Qualifications

High school diploma or equivalent preferred. Technical training or degree in real estate property management business or related field is preferred. Consideration awarded to equivalent work experience in a housing related field.

Prior knowledge of federal housing programs very helpful. Knowledge of tenantlandlord law federal Fair Housing and regulations/program requirements applicable to the specific type of affordable housing services being offered at the and able to use Real Page OneSite Affordable Housing software and its modules proficiently. Willingness to learn use and understand various federal and local software programs as required if applicable (such as REAC Secure Systems state online compliance reporting etc..

Required to successfully complete an approved Certified Occupancy Training (COS) course within first year of employment.
