Job Title: Residential Property Manager (LATAM)
Location: Remote (PST Time Zone)
Salary Range: up to 2750 USD
Work Schedule: Monday Friday 8:00 AM to 5:00 PM (PST)
NOTE: INDEPENDENT CONTRACTOR POSITION

About the Company:
A dynamic property management team operating in Northern California. This company prides itself on efficient property management solutions leveraging technology to deliver exceptional tenant and owner experiences.
Position Overview:
We are seeking an experienced Residential Property Manager to join our team. This role is integral to leading our property management operations with responsibilities ranging from tenant communication to accounting tasks (and leasing coordination) within AppFolio.
Key Responsibilities:
Communication & Marketing:
- Send buildingwide memos through AppFolio
- Communicate with service providers (e.g. utilities)
- Conduct comprehensive market analysis and determine optimal pricing strategies
- Post listings on Zillow and respond to inquiries
- Schedule and follow up on tenant showings.
- Conduct virtual showings
- Provide weekly updates on property vacancies including detailed reports on efforts to fill vacancies and market feedback.
Property Management:
- Order and manage property supplies
- Create and audit client detail spreadsheets
- Accept Application contact references review credit and background write holding deposit and application receipts and draft and execute final lease agreement
- Communicate with tenants review complaints issue notices and coordinate maintenance requests
- Schedule and coordinate maintenance requests and personnel
- Develop draft and implement policies to streamline the companys management processes.
Onboarding & Setup:
- Setup of new owners and properties in AppFolio
Tenant Communication:
- Draft and send lease renewals or modifications
- Conduct lease review calls with new tenants
- Oversee moveout inspections and coordinate returns
- Coordinate maintenance repairs and support with miscellaneous tenant requests
Qualifications:
- Strong proficiency in AppFolio particularly in: applications receivables/payables journal entries and reporting
- Excellent English language skills
- Experience in property management accounting and leasing
NicetoHaves:
- AppFolio certification or advanced training
- Proficiency in Google Drive
- Prior experience in Northern California property management
