Position Overview
The Area Maintenance Supervisor is responsible for overseeing and managing the maintenance operations across multiple properties within the Core Spaces portfolio. This includes ensuring that all facilities are wellmaintained safe and operating efficiently. The role requires managing and training maintenance staff handling work orders coordinating repairs and upgrades and ensuring compliance with safety standards. The Area Maintenance Manager will also work closely with Community Managers to achieve property goals and maintain high standards of maintenance.
What You Will Do
Supervision and Leadership:
Lead and manage a team of maintenance staff across multiple properties.
Conduct regular performance evaluations provide training and offer guidance to ensure high standards of service.
Maintenance Operations:
Oversee daily maintenance operations and ensure timely completion of work orders repairs and preventive maintenance.
Ensure all properties are in compliance with safety regulations local state and federal laws.
Perform property inspections to assess maintenance needs and identify any issues or areas of improvement.
Vendor and Contractor Coordination:
Manage relationships with thirdparty vendors and contractors ensuring the quality of work and adherence to timelines and budgets.
Coordinate major repairs or upgrades to property systems (HVAC plumbing electrical etc. as needed.
Budget and Cost Management:
Monitor and manage the maintenance budget for the properties ensuring costeffective solutions.
Maintain inventory of supplies and equipment ensuring resources are available and properly stocked.
Emergency Response:
Be oncall for afterhours emergency maintenance issues and provide support as needed.
Respond promptly to urgent maintenance issues to ensure tenant safety and property integrity.
Collaboration and Communication:
Work closely with Community Managers and Regional Managers to address maintenancerelated issues and support operational goals.
Ensure clear communication with tenants regarding maintenance schedules updates and any service interruptions.
Safety and Compliance:
Ensure all maintenance activities adhere to safety protocols health regulations and legal requirements.
Conduct regular safety inspections and ensure that staff are trained on proper safety procedures.
Performance Metrics and Reporting:
Track key performance indicators (KPIs) related to maintenance efficiency and service quality.
Prepare regular reports on maintenance activities expenses and outcomes for senior management.
Other:
Perform all other duties and tasks as assigned by management.
Must be able to complete all physical requirements of this role with or without a reasonable accommodation.
Occasional travel may be necessary as needed.
Ideally youll have
5 years of experience as a Maintenance Supervisor
High school diploma or equivalent; additional certifications in maintenance or property management are a plus.
Leadership experience in managing a team of maintenance professionals.
Strong knowledge of building systems general maintenance practices and safety standards.
A valid drivers license and reliable transportation are required.

Experience with Entrata Software
Strong communication skills with the ability to work collaboratively with team members and property management staff.
