Job Description

JOB TITLE:

Coordinator of Building and Grounds

CLASSIFICATION:

Administrator

FLSA STATUS:

Exempt

IMMEDIATE SUPERVISOR:

Director of HR and Operations

RECEIVES GUIDANCE FROM:

Director of HR and Operations Superintendent Director of Business Services

PURPOSE OF THE POSITION:

Develop implement and manage the Urbandale Community School Districts maintenance building grounds and construction programs. Implement regular repairs and necessary maintenance of buildings. Provide a safe and secure learning environment of all district property for use by the students staff and community.


QUALIFICATIONS:

  1. Skills Knowledge and Abilities:
    1. Ability to provide leadership and supervise maintenance personnel in accordance with district policy and state and federal mandates.
    2. Knowledge of construction standards and procedures.
    3. Knowledge of general OSHA and industry safety guidelines.
    4. Knowledge of and skill in effective supervision and evaluation.
    5. Ability to communicate effectively both orally and in writing.
    6. Knowledge of fire drill regulations and procedures.
    7. Knowledge of emergency procedures and troubleshooting related to security.
    8. Skill in word processing spreadsheet development and databases operations preferred.
    9. Knowledge of inventory control.
    10. Knowledge of HVAC plumbing equipment electrical skills preferred.
    11. Knowledge of budget management and procedures.
    12. Knowledge of district operations.
    13. Ability to relate effectively with staff students parents and the community.
    14. Ability to work in a culturally diverse environment and promote equity among staff.
    15. Ability to interpret federal state and local codes and maintain compliance.
  2. Education:
    1. High school diploma or G.E.D equivalent required.
    2. Associates Degree and/or equivalent job training certifications and/or extensive experience in related position/field.
  3. Certification/Licensure:
    1. Valid Iowa drivers license.
  4. Experience:
    1. 5 years of maintenance and/or construction experience preferred.
    2. 3 years of maintenance services management preferred.
  5. Equipment:
    1. Office equipment such as fax machines copiers computers multiline phone systems and a cell phone.
    2. Maintenance equipment such as lawn care products building equipment vehicles hand and power tools and snow removal equipment.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

The following duties are normal for this position. These are not to be construed as exclusive or all inclusive. Other duties may be required and assigned.

  1. Regular preventive maintenance on all heat pumps air handling units HVAC components pumps chillers and other building support devices.
  2. Plan and facilitate all maintenance and repair work maintaining a high standard of safety cleanliness and efficiency.
  3. Keeps informed for the latest trends developments and products in the areas of maintenance repair and upkeep; encourages innovation and experimentation as appropriate.
  4. Determine staffing needs conduct interviews and recommend candidates for hire.
  5. Serve as liaison between the school district and contractors during building projects.
  6. Assist building administrators in maintaining a safe school environment including such aspects as fire alarms security alarms video cameras securing the building etc.
  7. Coordinate and assist with removal of snow and ice from sidewalks parking loading dock area and playground before the start of the school day.
  8. Manage the development and implementation of a preventive maintenance program; maintain equipment records.
  9. Coordinate with UCSD senior leaders and other administrative office personnel in the implementation of expenditures related to items that pertain to maintenance buildings and grounds including capital projects and improvements.
  10. Restripe and maintain the parking lots loading docks and playground areas.
  11. Review service contracts with theDirector of Business Services for thoroughness and cost effectiveness.
  12. Perform construction management duties for contracted projects.
  13. Meet maintenance operational standards by contributing maintenance information to strategic plans and reviews.
  14. Prepare cost estimates for projects equipment and supplies. Procure equipment and supplies.
  15. Administer conditions of employment per the collective bargaining agreement board policies and administrative guidelines.
  16. Assist with the development of emergency and security procedures.
  17. Respond positively to the needs of building administrators district staff and community members.
  18. Lead supervise and train maintenance staff in productivity construction security measures and general maintenance of buildings grounds and equipment.
  19. Evaluates employee performance improvement conducts employee evaluations provides support for continuous employee performance improvement and assists in the employee remediation process.
  20. Assure all work is done in a safe manner.
  21. Organize and assign maintenance services for maximum efficiency.
  22. Prepare district property for any activities and events.
  23. Engage in professional growth and leadership opportunities.
  24. Coordinate snow removal with the Custodial Supervisor.
  25. Coordinate and supervise new construction and all repair work.
  26. Prepare accurate reports as required by the district federal state or local agencies and submit them in a timely manner.
  27. Attends school board meetings and bid openings as needed.
  28. Oncall 24 hours per day in case of facility emergencies.
  29. Oversee all shipping and receiving.
  30. Oversee pest control for district buildings and grounds.
  31. Maintain confidentiality.
  32. Maintain a reliable attendance record.
  33. Perform other duties as assigned.

SUPERVISION OF OTHERS:

Maintenance/buildings and grounds personnel.

PHYSICAL REQUIREMENTS:

  • Satisfactory health as certified by a medical authority
  • Repetitious bending lifting and hand movement.
  • Ability to climb stairs ladders and work overhead periodically.
  • Capable of lifting 80 lbs periodically.
  • Ability to work while standing moving and/or walking.
  • Flexibility to work any shift days and/or schedule.
  • Drug alcohol and tobacco free while working.

WORKING CONDITIONS:

  • Ability to work in extreme and/or inclement weather.
  • Ability to operate a motor vehicle used to travel between sites.
  • Occasional exposure to body fluids fumes noise and hazardous materials and emergency situations.

TERMS OF EMPLOYMENT:

  • Atwill employee.
  • 12 month position.
  • Per Board Policies and administrative guidelines.
  • Performance evaluated annually.
