About the Job
We have immediatelyavailable positionsat our apartment community. This positionis fulltime with hours from 8:00 a.m. 5:00 p.m. Monday Friday; however oncall rotation with the Maintenance Team on evenings and weekends is required.
The responsibilities include but are not limited to:
- Maintain the physical condition of the property according to company operating and safety standards.
- Organize prioritize and ensure that service requests and repairs are made correctly and in a timely manner.
- Oversee maintenance operations. Ensure that vacant units are made rentready in a timely manner 7 calendar days). Perform turnkey work as required. Ensure all makereadies are inspected prior to moveins and meet property standards.
- Assist maintenance technicians as needed.
- Run a preventative maintenance program that minimizes emergency repairs and service repairs.
- Assisting with the response to resident requests and work orders in a timely manner (including but not limited to HVAC plumbing and electrical issues.
- Performing oncall emergency services as required (in rotation with the Maintenance Team).
- Work with the property manager to prepare staffing schedules to ensure work is completed in a timely manner while remaining within budgetary guidelines.
- Work with property manager to obtain competitive bids on major expenses.
- Other duties as assigned
Requirements / Qualifications
- Position requires a minimum of 3 to 5 years previous experience in property management maintenance other building maintenance or related trade.
- Building maintenance experience is preferred (Multifamily experience is a Plus)
- HVAC Certification preferred
- Ability to diagnose and troubleshoot problems (HVAC plumbing electrical etc.
- Availability to work in any type of weather (heat rain cold snow etc.
- Availability for night and weekend oncall rotation
- A professional and courteous attitude and demeanor when dealing with coworkers residents and the general public both on and off the property
- Trustworthy and Dependable
