Position Description
Responsible for the management of facilities tenants and maintenance personnel.
- Supervises a team of maintenance personnel and oversees the daytoday operations and the distribution of maintenance work.
- Strictly adheres to Harris County and departmental policies.
- Strictly adheres to Harris County purchasing and procurement procedures.
- Promotes and maintains a strong safetyoriented culture within the organization.
- Displays positivity in the performance of your responsibilities.
- Coordinates and implements preventive maintenance schedules for facility mechanical electrical and plumbing systems and equipment.
- Ensures all infrastructure equipment and systems are inspected and permitted with the jurisdiction that has authority.
- Responsibly manages operational expenditures.
- Responsibly procures and manages the inventory of material equipment tools and parts.
- Performs proactive maintenance assessment of facility equipment and provides recommendations for repairs and or replacement.
- Disseminates information to staff and tenants in a timely manner.
- Conducts performance evaluations and prepares coaching/counseling reports as necessary.
- Must be available to work as required and perform duties assigned.

Education
- High school diploma or G.E.D. equivalent is required.
- Section 608 Technician Certification is required.
- Coursework in management and or supervision of personnel.
Experience
- Eight 8 years facility maintenance experience is required.
- Four 4 years of experience in supervising maintenance operations and or personnel.
- Military experience or post highschool education may be substituted for facility maintenance experience on a yearbyyear basis.
Knowledge Skill & Abilities (KSAs):

- Must have a comprehensive understanding of mechanical infrastructure in high mid and lowrise facilities.
- Must be able administer an effective Facility Preventative Maintenance Program for Mechanical Electrical and Plumbing systems and equipment.
- Must be able to educate and train maintenance personnel in basic and advance maintenance skills.
- Must be detail oriented and have analytical abilities to collect organize and communicate information.
- Must have the ability to manage multiple projects without supervision.
- Must be able to create and maintain positive working relationships with tenants team member and management.
- Must possess good interpersonal skills and be able to communicate effectively with team members management tenants contractors and vendors.
- Must have experience working with Building Automation Systems (BAS).
- Must have experience working with Computerized Maintenance Management Systems (CMMS).
- Must maintain a valid Texas Drivers License.
- security checks including obtaining clearance for the Criminal Justice Information Services (CJIS) and drug tests as required. This position is Safety Sensitive and subject to random drug and alcohol screening.

Preferences
Education
- 2year associate degree or 4year bachelors degree in facilities management or a directly related field is preferred.
Experience
- Certificate or coursework in Facilities Management Property Administration or Building Systems Maintenance is referred.
- 3rd Grade Stationary Engineer License or higher is preferred.
General Information
Position Type and Typical Hours of Work:
FullTime Regular 40 hours per week.
Subject to early mornings late evenings weekends and holidays at times depending upon the project or workload.
Salary:
Commensurate with experience based on 26 pay periods.
Physical Demands and Environmental Exposure:
Most assignments will be performed in an office meeting or operations command center environment but some field work may be required. May be required to work extended work hours during activation of disaster recovery operations for an unspecified length of time (varies based on the extent of the event).
This position requires bending stooping and lifting to 25 lbs. frequent walking standing sitting reaching and ascending/descending stairs.
