*Role is multisite between 88Hillside in Daly City and Duboce in San Francisco*
As an Assistant Community Manager Multifamily with Hines you will be responsible for supporting two communities by overseeing and managing the financial and operational facets of the community by completing accounting and bookkeeping tasks preparing monthly closeout financial reports and leasing as needed. Responsibilities include but are not limited to:
Promotes resident satisfaction and retention by responding to complaints questions and requests in a timely manner and taking appropriate action to resolve and address service issues
Completes the daily transactions and tasks related to the financial operation of the community by collecting and posting rent fees and other payments preparing daily bank deposits and reconciling bank accounts preparing financial reports and processing invoices and payables
Reviews resident files and accounting records communicates with residents regarding outstanding balances implements procedures for collecting on delinquencies and enforces the lease to maximize revenue
Adheres to Hiness established procedures related to evictions by following proper notice requirements evicting residents and representing the community as required in court hearings and eviction proceedings
Reviews and submits invoices from vendors contractors and service providers for payment by reconciling work performed or products purchased
Processes resident moveouts by reviewing lease terms and notice requirements
Acts as the onsite supervisor in the absence of the community manager by organizing and delegating daily work and coordinating maintenance and makeready tasks with the maintenance supervisor
Assists in managing the client/owner relationship by meeting with the owners conducting community tours providing updates and information about the communitys performance and responding to owner requests as needed
Tours prospective residents and handles fullcycle leasing when needed
Minimum Requirements include:
Two or more years prior Assistant Community Manager experience in multifamily property management or in a related industry required
Multifamily property management software experience strongly preferred; Entrata experience a plus
Intermediate knowledge of Microsoft Office
Knowledge of basic accounting practices
Excellent verbal and written communication skills
Ability to travel across greater Bay Area portfolio
Work overtime as business needs deem appropriate
Ability to work a flexible schedule including weekends and holidays
Work indoors approximately 95 of the time and outdoors 5 of the time
Use olfactory auditory and visual senses to inspect building and detect emergency alarms
On occasion perform physical inspections of the property which may include climbing up and down stairs or accessing restrictive openings
Ability to lift up to 25lbs
Though occurrences are rare be accessible 24 hours a day in case of an emergency and perform onsite operations management during natural disasters
