HVAC Technician
Job Description Summary
Responsible for the proper operation and maintenance of all mechanical systems and equipment. This includes but is not limited to; chillers cooling towers fans boilers pumps heat exchangers ancillary support equipment water treatment Perimeter Induction units fan coil units VAV units DDC / pneumatic controls and BMS/EMS.

ESSENTIAL FUNCTIONS & RESPONSIBILITIES:
Perform maintenance and repairs to all mechanical equipment and systems.
Conduct building tours maintain equipment loss and report deficiencies for corrective action.
Respond to all HVAC trouble calls and troubleshoot the systems to meet the critical specifications of all critical environments as well as operational and comfort needs of the building(s) occupants where applicable.
Be proficient in the functionality of the BMS/EMS and understand the sequences required for proper building equipment and system operations.
Work with engineers contractors and consultants in evaluating the proper operation of the building systems.
Maintain a professional safe and clean environment.
Troubleshoot HVAC equipment and controls to determine problems and perform necessary repairs.
Adhere to established HVAC work order preventive maintenance schedule and maintain HVAC equipment on an ongoing basis.
Perform other related duties as assigned assisting other tradesmen and emergency repairs.
REQUIREMENTS (Knowledge Skills Abilities and Education and/or Experience):
Experience working with capital construction projects.
Education or training in HVAC refrigeration and controls
Massachusetts Refrigeration Technician License 5 Plus years Required
Proficient with Microsoft Office.
Strong writing skills required.
Ability to participate in the oncall rotation for after hours emergencies
Must have a valid drivers license
PHYSICAL REQUIREMENTS
Ability to lift 25lbs frequently 50 lbs. occasionally
Climb and work off of ladders and aerial lifts safely
Observant which requires seeing hearing and smelling
