LivINN Hotels is a small business in hospitality in Burnsville MN. We are professional agile fastpaced and our goal is to provide exceptional and memorable experiences for guest and residents. We have properties around the metro and in Sharonville OH.

We are looking for a maintenance person with Appliance and HVAC experience for our property The Berkshire of Burnsville located conveniently off I35 in Burnsville.


A maintenance technician is responsible for installing monitoring and maintaining onpremises equipment. They perform daily weekly and monthly problemsolving and maintenance work while also working on and contributing to maintenance strategies. An individual in this position will be expected to perform additional jobrelated responsibilities and duties as assigned and/or necessary.


Shift: Mon Fri Rotating On Call for weekends and after hours. Additional pay for on call.

Pay starting at $25 $30 per hour depending on experience.

  • None

Duties/Responsibilities:

  • Diagnose and repair a wide range of home appliances including refrigerators ovens dishwashers washers dryers and more.
  • Complete work orders in a timely manner and follow up.
  • Be prompt when scheduled appointments are set up with residents.
  • Has and maintains a routine for seasonal maintenance.
  • HVAC start up and shut down including new filters & AC charges and cleaning.
  • Plowing and all snow removal
  • Monthly schedule for maintenance in each building i.e. paint touch up.
  • Change HVAC filters quarterly.
  • Has daily weekly and monthly routine to cover areas of responsibility.
  • All doors locks and hardware are in good working condition and secure.
  • All AC boxes windows screens are in good condition.
  • Downspouts are maintained on a monthly basis.
  • Is attentive to all halls entrances and public facilities.
  • All door closers are working properly and serviced.
  • Weekly inspection of laundry rooms hallways and balconies
  • Has focus on all boiler and HVAC functions on a regular basis.
  • Work towards certification for boiler license and obtain within 6 months of employment.
  • Restore systems as seasons change.
  • Keep all filters on a schedule for replacement to ensure good air quality quarterly.
  • Takes initiative to troubleshoot all emergency situations.
  • Repair with quality control all plumbing leaks.
  • Use appropriate resources to provide quality work in a timely manner.
  • Documents necessary information for each task
  • Utilizes tools and follows up for areas of improvement.
  • Cleans and maintains filled pools and facilities by skimming vacuuming and performing chemical treatments.
  • Periodically empties pools to perform deep cleaning including brushing and scrubbing walls floors and surfaces.
  • Regularly tests pool water for pH; chlorine; presence of bacteria algae or contaminants; and other data.
  • Ensures correct color chemistry and clarity of pool water.
  • Calculates and adds chemical treatments to maintain pH balance eliminate contaminants or correct other problems.
  • Inspects pool and equipment; troubleshoots and repairs identified issues.
  • Completes and maintains daily logs outlining chemical usage water quality repairs and supplies.
  • Installs maintains and repairs automated control systems intake and drain valves pumps motors and chemical and leak detection systems.

Required Skills/Abilities:

  • Good interpersonal skills with polite and courteous demeanor toward staff customers clients and visitors to the property.
  • Ability to work both independently and collaboratively.
  • Excellent verbal and written communication skills
  • Thorough understanding of safety hazards.
  • Detailoriented and thorough.
  • Ability to perform basic repairs and operate tools or equipment used in routine maintenance.
  • Extensive understanding of repairs automation equipment and piping related to swimming pools.
  • Mechanical and manual labor skills related to aquatic facilities and equipment.


Education and Experience:

  • High school diploma or equivalent preferred.
  • Minimum 1 year experience with general plumbing electrical and heating ventilation and air conditioning (HVAC) repairs.
  • EPA certification preferred
  • HVAC certification preferred
  • Must pass a background check.
  • Must be able to obtain a Boiler License within 6 months of employment.

Physical Requirements:

  • Must be able to lift and carry up to 50 lbs on a regular basis.
  • Stand for extended periods of time.
  • Bend stoop kneel or crawl on regular basis in confined spaces.
  • Willingness to work varying shift lengths depending on seasonal demands.
  • Must have adequate sight and hearing to properly interpret water analysis equipment readings and complete recordkeeping.
  • Physically able to perform all aspects of cleaning checking and monitoring pools and facilities.
Salary Description
$25 $30 per hour depending on Experience
