Description

The purpose of our service is to provide individuals with a relaxed and enjoyable break away from home whilst allowing families and carers to have a muchneeded rest from their caring role.

Role Purpose

To undertake the planned and reactive general maintenance and other building related activity within the three Respite services within Corserv Care division to ensure the services are maintained in a safe and efficient functional order.

This role requires the completion of minor and general maintenance tasks as well as undertaking routine daily weekly and monthly checks.

The post holder needs to be a selfstarter and have the ability to work unsupervised. Attend site assess requirements undertake first visit repairs where possible and provide reports for further work as required.

About the role

To provide general building and maintenance services within Corserv Care Respite Services to support and promote the provision of a reliable respite services within Corserv Care.

This role will work flexibly across the 3 Respite services within the care division providing crucial maintenance support.

This is a fulltime post of 37 hours per week on site.

What youll be doing

General Maintenance

Report and action any known defects to appliances damaged furniture/ equipment and any other potential hazards to the service managers who will advise accordingly.

Maintain the services exterior and interior to a good order including:

Developing and maintaining a schedule of maintenance for outside/inside space throughout the year to include:

Keep any sheds outbuildings and areas in which waste is stored in a clean and tidy condition.
Clear snow from drive paths and any areas to which residents visitors or Staff members have access.
Where applicable cut the grass around the building and tend to any flower beds including weeding planting and hanging baskets etc Clean all signs and lighting outside the Home.

Carry out redecoration to areas of the services or touching up of any decoration as and when required in order to maintain the standard of the services.

Ensure all ventilation units and lights are kept clean. Replace any defective light bulbs/diffusers.

Maintain a Maintenance Book in which defects are recorded by staff members. Use this book to carry out repairs/replacements daily e.g. replace broken plugs repair minor breakages and leaks painting and making good duties in line with that of a maintenance worker.

Liaise daily with individual service managers regarding maintenance work to be carried out and prioritisation of these.

Technical

Daily carry out maintenance tasks associated with the mechanical electrical and building systems and equipment in relation to the building/grounds and fabric within competency base that will include but is not exclusive to:

Lighting and emergency systems including lamp replacement.
Kitchen and catering equipment
Portable appliance including tests and basic repairs.
Monitoring and maintaining of plant rooms/workshops ensuring a clean and tidy condition.
Domestic hot and cold services
Fire alarm testing
General weekly maintenance
Water safety works. Legionella sampling
Sewerage and drain blockages.
Gutter clearance and drain jetting.
Grass cutting and ground maintenance.
Gritting and snow clearance
PAT testing
General maintenance of building conditions
Fire alarm testing and per service schedule

Use of all relevant and appropriate tools and equipment including those specialised to specific duties or trade.

Undertake meter readings monitor oil or other consumable commodities in accordance with local procedures.

Liaise daily with relevant onsite Manager regarding maintenance work to be carried out and prioritisation of these this may include daily alterations to working pattern to meet the changing services demands.

Escalate repairs and defaults to Professional Service Lead.

Daily prioritise workload in consideration with legal maintenance requirements health and safety issues/specific site requirements and be able to alter priorities to meet changing demands.

Ensure all documentation is completed accurately and legibly.

Health and Safety

Report immediately to the Service Manager any illness of an infectious nature or accident incurred by a service user colleague self or another.
Understand and ensure the implementation of the Companys Health and Safety policy and Emergency and Fire procedures.
Comply with health and safety requirements in respect of moving and handling and the use of protective clothing to aid infection control.
Ensure that paints and varnishes are used and stored only in accordance with the manufacturers instructions.
Ensure any area in which any painting/varnishing is being done is well ventilated and safe for residents visitors and staff members.
Report to Service Manager any faulty appliances damaged furniture equipment or potential hazard.
To promote at all times Safe Working Practice within the services

Qualifications

The following qualifications and experience are essential:
Good standard of Education
Completed a relevant recognised Maintenance training scheme or appropriate level of city and Guilds or demonstrate equivalent level of experience.
IOSH Managing Safety
City and Guilds 237722 PAT Testing
Have an understanding of basic building principles in order to carry out a range of basic maintenance tasks.
Working at Heights
Good working knowledge of Health and Safety and Work Act

The following qualifications and experience are desirable:
Service and maintenance of portable Fire Extinguishers to BS 53063

Experience

Demonstrable experience in a maintenance or service environment.
Knowledge covering operation and first line maintenance of:
Fire Alarm Systems
Firefighting equipment
Portable appliance Testing
Working at Heights

Basic IT skills normally obtained through practice or practical training.
Use of smartphone technology.

Ability to communicate with clarity and confidence in a variety of situations which may be demanding and difficult.

Problem solving skills and flexibility to ensure an efficient service.

Full driving licence and use of a vehicle.
