Responsibilities
As an Estimator for our Seattle Buildings district located in Bellevue WA you will contribute to our team by:
- Conducting detailed analysis of contract documents (isometric asbuilt and engineering drawings) and specifications for large hard bid/lump sum and construction management projects to determine overall project requirements (bonding insurance etc..
- Taking ownership of mediumtolarge estimates or a component of larger estimates and is accountable for that specific work scope.
- Identifying associated risk factors including monitoring of published addenda that may alter original project scope.
- Assisting estimate lead to establish a pursuit schedule (estimate and proposal).
- Establishing a critical path schedule including milestone dates and completion timelines to meet contract completion dates for mediumtolarge projects.
- Completing full quantity takeoff of all labor equipment and materials for mediumtolarge scopes.
- Capturing and understanding trade scopes and communicates gaps/missing information.
- Reviewing current material and construction equipment pricing from purchasing department and ensures that bid validity and price escalation are addressed and meet projects needs.
- Validating construction equipment and material rates for basic inclusions (e.g. currency freight taxes bid exclusions).
- Completing material quantities and construction equipment list for lead estimator.
- Identifying and giving lead estimator special requirements in technical specifications and requirements for weather protection cranes hoists temporary facilities and services.
- Pricing productivity impacts: weather shifts location labor availability site constraints operating facility etc.
- Leading pricing of the general expense and projectspecific general requirements for mediumtolarge projects (lump sum and construction management).
- Other duties as required.
Qualifications
What you will bring to the role:
- Postsecondary diploma or degree in related discipline or trade experience or equivalent.
- Eight 8 years of progressive experience in construction cost estimating along with 612 months of onsite experience preferred.
- Successfully led pursuits valued at up to $150 million in delivery model hard bid/ lump sum construction management / cost reimbursable / target price and/ordesignbuild.
- Experience with selfperform estimate and productivity understanding.
- Design management experience.
- Knowledge of different construction methods planning scheduling sequencing potential problems and timelines gained through site visits or onsite experience.
- Able to use contract terms to identify risks/opportunities with contract/projectdocuments.
- Understands different bid processes and contract delivery type methods: hard bid / lump sum guaranteed maximum price (GMP) unit price designbuild target prices and construction management / cost reimbursable.
- Understands construction sequence and can produce a bar chart schedule;recognizes milestone date impacts.
- Experience estimating multiple scopes and has a working knowledge of applicable products and systems.
- Able to build an estimate without drawings/specifications.
- Working knowledge of CAD software.
- Advanced skills using Microsoft Office Suite and internal operations systems:scheduling and estimating software.
