About the Department Facilities Management

Mount Royal Universitys Facilities Management department is responsible for the planning development construction design operation maintenance safety security and stewardship of all the buildings infrastructure sites and services within Mount Royals campus community. Through efficient and environmentally sustainable operation we offer grounds custodial building operations facilities planning security services and engineering professional services to provide a physical environment that supports and enhances our academic space for students and staff. Our team of professionals are dedicated to providing customer service excellence. Our staff respond to daily service requests and emergency/ priority situations as needed.

About the Role

Reporting to the Manager Central Plant & Mechanical Systems the Mechanical Systems Specialist is responsible for maintaining and supporting all aspects of the building mechanical systems including HVAC systems plumbing systems fire protection contractor coordination mechanical studies service contracts preventative maintenance drawings project liaison and capital planning. Work is performed under minimal supervision.

This position is a part of the MRSA Collective Bargaining Unit. The normal shift is 7 hours per day five days per week Monday to Friday. Overtime may be required and the incumbent might be expected to be on Standby. Callouts to the campus can be expected during emergencies.


Responsibilities

Responsibility 1 50: Mechanical Systems Support

  • Acts as inhouse subject matter expert pertaining to MRUs facilities mechanical systems. Main point of contact for all aspects of mechanical support in the facilities operations department;
  • Supports staff in the Central Plants HVAC and Mechanical teams including power engineers plumbers mechanics and building automation technicians;
  • Coordinates all mechanical activities involving contractors/consultants for the facilities operations dept;
  • Develops preventative maintenance schedules and creates/maintains drawings as required or has them developed for mechanical systems and infrastructure;
  • Provides technical and coordination support for all mechanical systems (Conveying Plumbing HVAC Fire Protection etc.;
  • Ensures a high standard of quality control and customer service for service contracts;
  • Ensure spare parts for critical systems and manages Warranties on systems;
  • Provides support and direction to facilities operations staff and/or contractors outside of normal working hours in the event of an emergency situation.

Responsibility 2 25: Project Support

  • Develops technical specifications for tender contracts;
  • Develops Design Standards for the Facilities Operations Dept;
  • Participates in design reviews of major construction and renovation projects from the Project Planning Dept. The incumbent may also do Project Management for small capital work as required;
  • Facilities operations representative for liaising with the Projects department in terms of technical support Project Closeout Commissioning Training O&M Manuals CMMS (Archibus) being populated with preventative maintenance schedules creating service contracts tracking warranties ensuring spare parts are ordered developing standard operating procedures (SOPs) as required developing operator instructions as required to ensure all support systems and staff are prepared for the turnover of equipment and building systems to the Facilities Operations dept for ownership.

Responsibility 3 25: Administrative Support

  • Assist the Director with Capital Planning using the universitys VFA building condition assessment software package to address and update mechanical deficiencies identify mechanical equipment renewal needs and track the condition of mechanical systems/infrastructure;
  • Assists the Manager and/or Director in making decisions evaluating formulating and making suggestions for the changing of mechanical departmental policies procedures and goals;
  • Maintains drawings for all mechanical systems and infrastructure;
  • Maintains inventory of all mechanical equipment;
  • Develops RFPs RFQs and regularly participates in the tendering process to create and manage contracted mechanical services for the department as required;
  • Obtains feasibility studies Consultant engineering reports/proposals cost estimates as required to support the Director/Manager with business cases.

Other duties as assigned.

Qualifications

  • Diploma in mechanical engineering technology or a skilled trades journeyperson license in a mechanical related field is required with 58 years experience
  • Engineering technology theory is required to support complex technical building systems
  • Working experience with mechanical building systems/operations such as HVAC plumbing etc.
  • Preventative maintenance programs

  • Contract administration
  • Capital and lifecycle planning
  • Knowledgeable in the interpretation and requirements of the ASHRE NFPA ABSA ASME Fire codes and Building Code
  • Proficient computer skills including software spreadsheets and databases
  • Working knowledge in AutoCAD Archibus and VFA would bean asset
  • Demonstrated experience with maintenance functions and building systems/operations including HVAC boilers chillers refrigeration pumps compressors preventative maintenance tendering process service contracts and capital planning
  • Demonstrated experience in the design operation and maintenance of major building HVAC systems in an industrial educational or plant environment
  • Knowledgeable in the interpretation and requirements of the ASHRE NFPA ABSA ASME Fire codes and Building Code
  • Ability to plan coordinate analyze execute and document specific administrative and management functions with a sense of the longterm goals of the department
  • Demonstrated organizational problem solving and decisionmaking skills
  • Demonstrated ability to establish and maintain effective working relationships with diverse constituencies
  • Proficient computer skills including software spreadsheets and databases
  • Demonstrated ability to manage projects and develop reports
  • Excellent oral written and interpersonal communication skills

Salary: $65500..00 per annum
