Director of Project Development & Procurement
Department: Construction
Reports to: Vice President of Construction
Time Commitment: Full time exempt
Level: I
Compensation: $76000 to $94914 per year*; We offer a comprehensive benefits package that includes medical dental and vision insurance generous paid time off life insurance paid family and medical leave and more.

Who You Are:
As the Director of Project Development and Procurement you serve in a leadership role responsible for overseeing procurement strategies and activities in the Construction department. You are a strategic and resultsdriven leader with a deep understanding of procurement and project development within the construction industry. You excel at collaborating with internal and external stakeholders to drive projects forward ensuring seamless progress from land acquisition to certificate of occupancy. With a strong ability to lead project management teams and cultivate vendor relationships you implement costeffective strategies that align with organizational construction goals. Your expertise in procurement strategy and project oversight enables you to optimize resources and deliver highimpact results.

Youll be responsible for:
Project Procurement
Strategy
- Developing innovative and costeffective procurement strategies for construction projects and departmental needs
- Maintaining the procurement budget and promote a culture of longterm cost savings
- Managing the standardization of materials and products across the project development portfolio
- Collaborating with the Resource Development teams Senior Business Engagement Officer on Gift in Kind outreach for donations from manufacturers and suppliers
Vendor Management
- Sourcing and engaging reliable suppliers and vendors based on project requirements
- Building and maintaining longterm relationships with vendors and suppliers; includes negotiating contracts terms and schedules
- Being the primary point of contact between Habitat affiliate staff and suppliers vendors and subcontractors
Project Development
Project Management
- Coordinating the procurement schedule with the project construction schedule
- Assigning projects to the project management team monitoring work through templates and systemsto ensure the project management team maintains the project development schedule
- Generating and issuing regular project reports through Procore the Construction Management System
Design and Permitting
- Coordinating selection contracting and management of architects consultants engineers and other project specialists
- Supervising the management of the design process including selecting/hiring consultants and ensuring issuance of building permits
- Collaborating with the Procurement Manager and project management team through the RFP process for buyout projects
Due Diligence and Land Management
- Performing land due diligence including contracting with consultants and engineers
- Managing the maintenance of undeveloped properties
- Handling inventory management to ensure optimal stock levels of undeveloped properties
- Analyzing asset dispositions and management strategies to optimize land holdings
- Developing recommendations to the VP of Construction on whether to hold replan or develop specific land assets potentially consulting with the Leadership Team
Financial Analysis and Reporting
- Building initial project cost estimates and schedules using internal data management programs
- Developing and analyzing land proformas and homebuilding proformas
- Utilizing Microsoft Excel to create detailed financial models for potential acquisitions
- Monitoring and updating relevant departments on price fluctuations of goods and vendor pricing
Leadership
People Leader
- Training and leading Construction Project Managers and Construction Project Engineers/Coordinators
- Ensuring team members are successful in using the construction project management system and following established processes
- Collaborating with the Director of Construction to ensure team cohesion with Assistant Construction Superintendents and Project Managers
Collaboration with Other Departments
- Practicing close communication with the Directors of other organizational departments to ensure attention to organizational goals that cross departmental responsibilities.
- Coordinating property tax exemptions and SDC waiver application processes
- Supporting the Vice President of Construction in landrelated decisionmaking
To be successful in this role you have**:
- 810 years of experience in construction management and procurement
- 3 or more years of management experience leading a team of 3
- Proven sales negotiation and contracting experiencein the construction industry.
- Practical understanding and experience working with construction materials and supplies used in residential construction
- Experience in working with outside construction consultants such as architects and engineers
- Experience in value engineering construction plans
- Experience in land development; including comprehensive understanding of land development processes and regulations
- Proficiency in Microsoft Office programs Smartsheet and Procore
- Strong risk assessment and solutionfinding skills
- Excellent written and oral communication skills; effective with diverse audiences
**Any combination of formal education paid work experience unpaid/volunteer experience and life experience will be considered.
To be considered above and beyond the average candidate in this role youll also have:
- A current or inprogress PMP certification
- Experience in construction purchasing or construction sales supply and/or warehouse management
- Ability to conduct business in spoken and written Spanish
- An understanding of land development local market construction costs and trends for estimating and cost analysis reporting
- Experience in real estate finance and/or planning
Your work environment and physical demands: .
- Depending on the positions responsibilities you may be eligible for remote/hybrid work based on performance and access to essential workrelated resources.
- While in the office you will routinely use standard office equipment such as computers phones photocopiers filing cabinets and fax machines.
- An officebased role means that your day will be mostly sedentary with some time spent moving files open filing cabinets bending and/or standing on a stool as necessary.
- Occasionally you will travel between other Habitat locations construction sites or temporary worksites.
Your Work Schedule:
- 40hour work week generally Monday Friday 7:30am3:30pm
Your Compensation:
We aim to offer equitable pay and benefits and are committed to transparency in compensation. Basing compensation on a candidates willingness and/or ability to negotiate leads to inequities and bias in how employees are compensated.
We determine the best possible compensation offer based on base qualifications relevant experience internal equity and the candidates competencies for the role demonstrated during the hiring process. Successful candidates are typically hired within the first half of the Pay Range and receive scheduled incremental increases. When starting in this position your compensation will generally be between $76000 salary range midpoint of $94194. The full range for this position is $76000 to $114000 annually.
