SUMMARY The Director of Buildings and Grounds (DBG or Director) reports directly to the President of Central Catholic High School (Central Catholic or school). The Director establishes standards for and maintains the good condition and appearance of the schools buildings grounds mechanical and electrical systems and equipment and oversees capital improvement projects. This is a key position within the Central Catholic High School Presidents Leadership team. This is a fulltime yearround position.ESSENTIAL DUTIES AND RESPONSIBILITIES1. At the direction of the President and conforming to the strategic goals of Central Catholic High School and the Board of Directors Buildings and Grounds Committee the DBG: a. Formulates implements and evaluates a comprehensive and detailed maintenance janitorial and landscaping programs including daily weekly monthly annual and longterm functions. Such programs include: the schools compliance with safety hazardousmaterial and other applicable codes and regulations. b. Formulates implements and evaluates the longrange capital replacement plan. c. Annually submits for the approval of the President and the Board of Directors a proposed budget to cover the schools total maintenance janitorial and landscaping requirements. Manages the maintenance janitorial and landscaping program within the parameters established by the approved budget.2. Manages construction renovation and capital replacement projects.3. Receives and prioritizes repair requests from faculty and staff. Determines schedules and assigns the appropriate response.4. Represents the schools interests in facilities matters to external audiences (including but not limited to: the Arlington Neighborhood Association and the City of Lawrence) and internal audiences (faculty staff students parents).5. Manages the use of school facilities including approved requests by nonprofit agencies as directed by the Chief Financial Officer (or President) and in consultation with the Principal Director of Institutional Advancement Athletic Director and/or Director of Student Activities.6. Manages the selection of outside service providers for approved projects that fall beyond the capacity of the schools maintenance staff. a. Solicits competitive bids for major oneoff projects exceeding $5000. b. Every three years solicits competitive bids for vendors whose services the school uses on a regular basis. c. Supervises the work of such providers ensuring that the full scope of agreed upon work is completed in a thorough and timely manner. 7. Manages school utilities and interacts with utility providers as necessary. Advises the Chief Financial Officer President and Board of Directors on the efficiency value and costeffectiveness of utilities and related services.8. In collaboration with the IT Department coordinates infrastructure needs related to network cabling wireless access points security systems and other building technologies to ensure alignment between physical plant upgrades and technology initiatives.9. Maintains the schools vehicles including mini buses and leased vehicles by scheduling delivering and picking up vehicles from our approved service centers.10. Manages school compliance with building codes regulations and mandates (e.g. the Asbestos Hazard Emergency Response Act required permits preparation and submission of regulatory filings).11. Inventories maintenance janitorial and landscaping equipment and supplies; ensures that equipment is properly maintained; orders supplies as necessary.12. Tracks and records time worked for hourly staff positions. Provides this information to the Business Office in a timely manner to meet payroll deadlines. 13. Reviews and approves facilities related invoices in a timely manner for payment within established terms.14. Performs routine repairs maintenance and upgrades to facilities as needed.15. Supports the work of the Central Catholic Board of Directors Buildings & Grounds Committee. Furnishes the Committee with information pertinent to their work. Attends all Buildings & Grounds Committee meetings.16. Participates in all meetings of the Presidents leadership team.17. Assumes any additional duties required by the school that are: i. consistent with the aforementioned duties ii. and consistent with the best interests of the school and its students iii. neither arbitrary capricious nor punitive in nature.RESPONSIBILITIES FOR SUPERVISION OF OTHER EMPLOYEESThe Director of Buildings and Grounds is responsible for recruiting hiring training scheduling and evaluating the maintenance director and the maintenance staff.PHYSICAL DEMANDSThe Director of Buildings and Grounds is on call for all emergency situations 24 hours per day. The DBG must be able to walk to conduct inspections; bend at the waist and sit or stand for extended periods of time; be able to lift bend push and move objects weighing up to 50 pounds; climb ladders indoors and outdoors; and be able to work outdoors in all weather conditions.
