Workweek

40 Hours Flexible schedule to meet demands of a 24/7 operation

Position Summary

Responsible for the daytoday as well as strategic direction and leadership for facilities services all trades building services environmental health and safety and grounds including operations trades event support custodial services work order management fleet and driver scheduling inventory control facility construction and renovation and campus sustainability. Provide 24hour contact availability for the resolution of emergencies related to facilities management.

Essential Job Functions and Responsibilities

  • Administer and direct all college functions relevant to facilities planning operations and maintenance in accordance with policies established by the Board of Trustees
  • Manage the daily operations of the Facilities Department including maintenance general contracting grounds vehicles and trade technicians.
  • Provide strategic direction to the overall maintenance and operation of the campus with consideration for limited resources and the need for highly efficient operations
  • Act as construction general contractor on projects assigned by the Chief Financial Officer (CFO)
  • Manage procurement contracts and services provided by outside service providers including custodial services waste removal landscape maintenance and snow removal
  • Oversee the energy and sustainability initiatives on behalf of the College including the Colleges recycling program
  • Develop protocols and policies for energy conservation
  • Partner and liaison with city and county officials project engineers architects and construction managers to review complex facility problems
  • Provide planning for and oversight of capital improvement projects
  • Directly manage the planning of construction projects which include development of an appropriate scope of work including direct management through design budgeting construction and warranty; collaborate with other departments ensuring that work planned by Facilities meets user needs.
  • Recommend budgets for Building Maintenance Deferred Maintenance Roads and Grounds Roads and GroundsAthletics Building and Grounds Vehicle Expense Utility Expense Facilities Contractual Services and Facilities Capital Outlay and then administer the approved budgets.
  • Monitor budget expenditures and recommend reallocation of funds for unanticipated costs
  • Implement and manage the Facility Condition Analysis and deferred maintenance reports and database for the upkeep of the facilities grounds and the major facilities systems (HVAC plumbing electrical and structural) of the college
  • Guide implementation of the Colleges environmental stewardship programs as directed by the CFO
  • Coordinate with Campus Police on projects that effect security of the campus campus right of ways and parking
  • Provide managerial direction and control of departmental activities; plan direct and review the activities and operations of the department provide leadership and supervision of all direct reports
  • Assist in developing and maintaining internal standards for facilities oversee selection and provisions for furnishings fixtures and equipment
  • Communicate facilities initiatives and directives to the campus community; work collaboratively with others (e.g. colleagues stakeholders vendors) to accomplish functions and responsibilities; and establish and maintain a spirit of cooperation with other leadership entities in the College
  • Coordinate with regulatory authorities and city and state advisory committees regarding issues such as land use building code/safety issues accessibility issues and others.
  • Develops or participates in the writing of specifications for equipment systems or services RFPs for services and equipment purchases
  • Oversee the scheduling and daily transportation services and operations of college vehicles. Assure compliance with applicable laws codes safety rules and regulations
  • Provide mandatory reports for state agencies such as yearly emissions report for the IEPA ADA compliance reports and facility condition reports
  • Maintain official College records of all drawings specifications layout and design standards of the facilities and equipment is properly maintained
  • Maintain effective communications with staff students and the community to seek ideas for the improvement of the facilities
  • Analyze proposals and create reports detailing ROIs
  • Responds to emergencies in offhours as necessary
  • Serve as Chemical Hygiene Officer Chairperson for the Safety Committee
  • Ensure compliance with all federal state and local laws and standards in areas of workplace safety and chemical use
  • Support and participate in the Colleges commitment to continuous improvement
  • Additional duties as assigned by supervisor

Required Qualifications

  • Bachelors Degree from an accredited institution
  • 810 years of experience in a related field with five 5 years as a supervisor or director
