Responsibilities

As an Analyst Asset Management with Hines you will be responsible for providing analytical support to the asset management team that is responsible for valuecreation on office industrial retail/mixed use and residential assets. You will work across real estate product types with exposure to several leaders in Asset Management at Hines.

Create Value and Grow the Legacy

  • Clientcentric Strategic and Financial Leadership: Prepare and maintain property cash flow models in prescribed software platforms to support budgeting valuation and investment decisionmaking. Prepare and maintain investment models to calculate investment returns and cash flow waterfalls.

  • Asset Management: Participate in the annual budgeting process. Review materials prepared by property managers. Prepare summary schedules. Help prepare asset management plans for presentation to senior management.

  • Performance Monitoring and Evaluation: Gather and analyze market data to understand each propertys position in the market. Support asset managers with necessary data to ensure properties are competitively priced relative to their competitive set. Prepare return analyses appropriate for the investor to evaluate how the asset(s) are performing against industry benchmarks such as NCREIF ODCE and others as directed by asset managers. Prepare hold/sell analyses and other support materials as requested.

  • Goal Setting and Accountability: Assist asset managers on dispositions and refinancings. Gather and organize property information; help prepare materials for pitchbooks and deal rooms; prepare analyses to evaluate purchase offers etc.

  • DataDriven Decision Making: Gather and organize materials used to support property valuations. Interface with thirdparty appraisers and brokers responding to questions. Assist with requests related to lender reporting such as preparing cash flow projections to ensure compliance with DSCR and LTV covenants.

  • Entrepreneurial Creativity: Support the asset management and acquisition teams on various underwriting and due diligence activities bringing your best analytical and technology solutions for generating greater returns to the asset management team for evaluation.

  • Smart RiskTaking: Accompany asset managers on site visits to develop relationships with the property team and to evaluate the condition of the property housekeeping and grounds. Assist onsite PM teams across all responsibilities (e.g. leasing project management) when required. Promote fresh ideas for implementation.

  • DataInformed Decisions: Attend industry events to learn about innovative technologies market trends etc. and establish strong peer relationships for data sharing.

  • CrossFunctional Collaboration: Work crossfunctionally to aggregate information from various sources including investments capital markets asset management property management finance and accounting. Work effectively under various leadership styles.

  • Effective Communication: Communicate using clear factbased analysis effective presentations and excellent interpersonal skills.

  • Financial Planning and Analysis: Use Americaswide reporting packages that cover historical current and projected operating and financial performance. Effectively analyze and track portfolio performance to assist in Net Operating Income (NOI) growth.

  • Investor and Tenant Reporting: Utilize Hines standardized reporting practices to enhance transparency consistency and accessibility of information

Qualifications

Minimum Requirements include:

  • Bachelors degree in real estate business administration finance accounting economics from an accredited institution.
  • One to three years experience working for a real estate company institutional real estate investor or financial institution.
  • Ability to read and understand key real estate agreements including leases management and leasing agreements partnership agreements and loan agreements.

  • Strong analytical skills. The ability to gather organize and clearly summarize information.

  • Strong proficiency with Microsoft Office.

  • Working knowledge of Argus strongly preferred.

  • Ability to communicate clearly and concisely both orally and in writing.

  • Independent and selfmotivated but able to function well in a collaborative collegial environment.

  • Wellorganized with attention to detail and capable of prioritizing effectively.

  • Ability to withstand long working hours which are frequently necessary.

  • Ability to handle stressful highpressured atmosphere.

  • Ability to use personal computer calculator etc.

  • Ability to meet highest attendance requirements.

  • Willingness and ability to walk around project sites under construction to review progress.

  • Willingness and ability to travel to and from destinations by plane and/or car.

  • Ability to visually review and interpret correspondence reports etc.

  • Compensation: $107100 $123300.
