Job Description

A Day in the Life
As a Highwoods Senior Maintenance Technician you will be part of a team that strives to provide bestinclass service to customers in our fullservice commercial office buildings in the Tampa Market. Were seeking someone passionate about providing exceptional service and fostering a sense of community for our diverse customer base within the portfolio.

Key Responsibilities Include:

  • Monitor the building HVAC system including monitoring water chemical treatment programs for cooling towers and logging readings
  • Identify ways to make enhancements to existing systems and maintain contact with manufacturing representatives
  • Monitor and maintain budgets with constant communication with the Senior Property Manager
  • Responsible for ordering and maintaining proper stock for repairs while following budget guidelines
  • Be responsible for all record keeping and equipment logs on a routine basis
  • Assist in coordination of all life safety systems inspections service and/or repairs
  • Investigate and monitor repeat customerrelated calls and report them to the property manager
  • Promote track and maintain the conservation of energy via management programs and special lighting programs
  • Perform routine building inspections according to company policy.
  • Perform minor repairs to plumbing HVAC system roof windows and/or doorways
  • Install and repair ceiling tiles wall coverings vinyl tile carpet cove base window blinds signage etc.
  • Foster a positive and productive working relationship with each customer in the building to ensure the best customer service experience and overall customer satisfaction
  • Become proficient with the online service request system including handheld application
  • Assist with inclement/severe weather preparedness and response
  • Handle other duties as may be assigned from time to time by the Maintenance Manager
  • Organize maintain and ensure that all maintenance shop storage tools mechanical and electrical areas are well maintained and keep general condition of areas neat and clean
  • Excellent customer service organizational and strong mentoring skills highly desirable

Education/Experience:

High School Diploma or equivalent required. Education from one of the following is preferred:

  • State county or local government agency
  • Approved/sanctioned Technical Institute and/or college or university

A combination of no less than 5 years of experience/education in commercial office building systems maintenance specifically including the following areas of documented training/certification/license in one or more of the following fields:

  • EPA Certified (D)
  • HVACElectrical Plumbing Mechanical
  • Construction Roofing Building Life Safety Carpentry
  • Basic computer skills Microsoft Excel Word Outlook and Teams

Be available for emergency calls at night weekends and holidays on an alternating schedule (onCall). Have fundamental knowledge of state and local building codes.

Work Environment:

While performing the duties of this job the employee may be exposed to fumes or airborne particles moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme outdoor conditions (cold/hot weather wind precipitation). The noise level in the work environment and job sites can be loud. Must be comfortable working on the roofs of office buildings and climbing ladders.

Physical Demands:

The physical demands described here are representative of those required by an employee to successfully perform the essential functions of this job. While performing the duties of this job the employee is regularly required to talk and hear; this position is active and requires the employee to stand walk balance bend kneel stoop crouch crawl and climb. The employee must use hands to handle or feel; grasp and reach with hands and arms must be able to work frequently with arms extended above head. The employee must occasionally lift push or pull up to 50pound items. Specific visual acuity required by this job include close distance color and peripheral vision; and depth perception. Ability to read understand and to communicate information and ideas clearly in writing and orally required.
