Job Description
Tesoro Group is seeking an experienced Property Manager to join one of our longterm clients team at 1 of their properties in Red Wing MN 55066. The ideal candidate will have 1 years experience in affordable property management (tax credit/income restricted/section 42. This position is a contract to hire position 90120 days before conversion).
This role will be working with 1 building with 96 income restricted units/2 stories.
Salary: $26$27/hour DOQ.This position is a contract to hire position 90120 days before conversion).
Schedule: This role will be working Monday Friday 830am 5pm.
The Property Manager is responsible for managing the daily operations of the site to provide a fiscally sound wellmaintained and socially healthy apartment community. The Property Manager also provides leadership and guidance to the staff.
Job Duties and Responsibilities:
Property Management:
- Takes ownership and acts as the companys primary coordinator to assure that the companys goals fully meet and to exceed contractual property management obligations.
- Directs the daytoday activities of resident and tenant relations safety/security maintenance marketing landscaping inspections snow removal and other operations.
- Walks property at regular intervals to ensure property rules are being followed and that the property is clean and orderly and in good maintenance condition.
- Works on the last day and first day of each month until responsibilities completed; some overtime may be required.
- Performs other tasks & duties as assigned based on business need.
- Shops comparable projects in the marketplace monthly.
- Makes appointments shows apartments screens applicants and verifies applications for completion.
- Meets Company benchmarks for occupancy rent collections and timely compliance paperwork.
- Maintain complete and accurate property files and records according to department systems with an emphasis on documentation for future reference.
- Coordinates with Corporate support staff on management company procedures for processing and distributing information.
- Prepares all resident files to include all preparatory paperwork; prepares all moveout materials.
- Ensures compliance with state federal and local housing laws.
- Complies with all company agency and city compliance requirements.
- Assists with subsidy administration in accordance with HUD rules and regulations.
Qualifications and Experience:
- 1 years experience in property management assistant property manager or property manager role.
- Knowledge of government subsidy programs section 42/tax credit is preferred but not required.
- Working knowledge of Microsoft Office Suite Outlook and Excel.
- Hold a valid Drivers License and active vehicle insurance.
- Be able to successfully complete a Kari Koskinen background check.
