Job Description

Position Summary:
Granville Homes is seeking a Resident Manager/Leasing Agent to join its Property Management Team. The Resident Manager/Leasing Agent is required to oversee various rental properties while maintaining positive relationships with existing tenants. This position will be required to live and work onsite while delivering customer service and pertinent information to potential tenants.
Reports to: Property Asset Manager
Position Type: FullTime 40 hours/wk.
Schedule: Monday through Friday 8:00 a.m. to 5:00 p.m. Weekends and afterhours work may be required as department needs demand. Hours can vary per assigned community.
Pay Range: $23.00 $25.00 per hour

1. Required to live and work onsite at property assigned.
2. Selfstarter who requires little supervision with high level of integrity3. Greeting showing/touring apartments to prospective residents
3. Processing and supervising resident applications and credit screening
4. Has discretion regarding vendors (i.e. retaining vendors and terminating vendor relationships)
5. May be required to oversee more than one residential property.
6. Assist with preparing tenant related notices and works with outside legal counsel during eviction procedures
7. Negotiates and renews both residential and commercial tenant leases.
8. Processes leasing move in move out and unit turn procedures.
9. Maintains prospect traffic delinquent and leasing data reports.
10. Rent collection receipting and deposit processing.
11. Processes maintenance/repair work orders and invoices
12. Maintains tenant account ledgers.
13. Supervises the maintenance and operations of the entire property.
14. Coordinates and participates in on/off site tenant or other community events.
16. Resolves tenant and/or maintenance issues in a timely and costeffective manner.
17. Maintains a high customer service satisfaction rating.
18. Oversees all aspects of the daytoday operations of the property and leasing office.
Knowledge Skills and Experience:
Education/Experience:
a. High School Equivalent: AA preferred
b. Three years experience in a Resident Manager role with increasing managerial responsibility.
c. three years experience with Property management; AppFolio preferred

Work Environment:
This job mainly operates within an office environment and routinely uses standard office equipment such as computers phones photocopiers filing cabinets and fax machines.
Physical Demands:
  • The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job the employee is regularly required to talk or hear frequently is required to stand; walk; use hands to handle or feel; and reach with hands and arms. Frequently required to sit and climb stairs to access multifloor tenant units. Frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision distance vision color vision peripheral vision depth perception and ability to adjust focus. Requires occasional standing and climbing up/downstairs.
Travelis primarily local during the business day
Work Authorization:
  • Must be eligible to work in the United States
Minimum Requirements:
  • Three years experience in a Resident Manager role with increasing managerial responsibility
  • A passion for providing exceptional customer service while upholding industry and company standards and compliance
  • The availability to work a flexible schedule including some nights and occasional weekends.
