Job Description
What you will be doing:
Assist in preparing land use applications including zoning board submissions site plan approvals and variance requests.
Conduct thorough research on land use regulations and zoning ordinances to support case strategies.
Provide support throughout the application process for tax abatements and financial incentive programs.
Conduct research on local and state tax laws and ordinances to advise clients on eligibility and compliance requirements.
Assist in preparing and filing all necessary documentation to successfully secure financial incentives for clients.
Support attorneys in commercial real estate transactions including lease negotiations purchase agreements and financing documentation.
Conduct due diligence activities such as title searches lien searches and property inspections.
Prepare review and organize closing documents and coordinate closings with all relevant parties to ensure smooth transaction completion.
Handle all aspects of document preparation for real estate transactions including drafting and reviewing purchase agreements leases deeds closing instructions and contracts.
Prepare escrow instructions deeds of trust easements owner affidavits and closing certificates and review surveys title commitments and exception documents for accuracy and consistency.
Conduct thorough legal due diligence analyzing zoning ordinances statutes and land use regulations to support client advisement on compliance and development potential.
Liaise with clients title companies surveyors and regulatory agencies to ensure timely and accurate completion of real estate transactions.
Prepare and organize documentation for land use applications site plans environmental assessments and other necessary materials to ensure submission readiness.
Provide general assistance in various transactions and projects collaborating closely with attorneys to resolve daytoday issues.
Draft legal correspondence organize materials for public hearings and monitor legislative changes in real estate and land use law.
Maintain comprehensive transaction checklists organize files and track key project milestones.
Ensure all documents are properly recorded and filed.
Provide guidance and mentorship to junior paralegals and support staff sharing best practices and overseeing their contributions to complex real estate transactions.
Utilize advanced proficiency in software tools such as Microsoft Office Adobe DocuSign Clio NetDocs Box and specialized real estate software to streamline transaction management document preparation and communications.
Experience you will need:
Bachelors Degree or Paralegal Certificate from an ABAapproved program is required.
Minimum of 710 years of experience as a real estate paralegal in a law firm handling complex commercial and multistate real estate transactions.
Experience in title survey and zoning review is essential.
Minimum billable hour requirement of 1500 hours per year.
