Job Overview:
Lambsrock is seeking a skilled and experienced Quantity Surveyor with extensive experience in AGrade warehousing or factory projects. The ideal candidate will play a critical role in managing project costs preparing budgets assessing contract terms and ensuring that projects are delivered on time and within budget. Key Responsibilities:
- Cost Management and Estimation:
- Prepare and manage detailed cost estimates for AGrade warehousing and factory construction projects including materials labor and overheads.
- Conduct cost planning and establish project budgets to ensure financial targets are met throughout the project lifecycle.
- Advise on costeffective solutions while maintaining project specifications.
- Tendering and Procurement:
- Assist in the preparation of tender documents procurement schedules and evaluation of contractor bids for AGrade warehouse and factory projects.
- Work closely with the project manager and procurement team to ensure proper vendor selection and contract negotiations.
- Monitor and evaluate the performance of contractors ensuring adherence to budget and quality standards.
- Contract Administration:
- Administer contract changes variations and claims ensuring clear communication with all stakeholders.
- Review and manage subcontractor contracts ensuring compliance with terms conditions and regulations.
- Monitor contract performance and resolve any issues related to costs time or quality.
- Cost Reporting and Analysis:
- Provide regular cost reports including progress tracking variance analysis and forecasts.
- Liaise with the project management team to monitor and control project costs identify risks and recommend mitigation measures.
- Prepare monthly financial statements and cost reconciliation reports for review by senior management.
- Site Visits and Inspections:
- Conduct regular site visits to monitor progress inspect work completed and verify compliance with the budget and specifications.
- Ensure that all work is in line with quality control and safety standards for AGrade warehousing and factory environments.
- Stakeholder Communication:
- Maintain clear and effective communication with clients contractors and consultants throughout the project lifecycle.
- Provide advice and support to the project team ensuring any potential issues are identified and resolved promptly.
- Prepare and present cost reports and financial updates to senior management and clients.
- Risk Management:
- Identify assess and manage risks related to costs and contract performance.
- Implement strategies to mitigate financial risks and maintain project profitability.
- PostProject Activities:
- Assist with the final account preparation and resolution of any outstanding financial matters at the completion of the project.
- Conduct postproject evaluations to identify areas for improvement in cost management processes.
Key Requirements:
- Education:
- Bachelors degree in civil / electrical / mechanical or any equivalent degree in Quantity Surveyor.
- Chartered status (MRICS or equivalent) is highly desirable.
- Experience:
- Minimum of 10 years of experience as a Quantity Surveyor with a proven track record in AGrade warehousing factory or industrial projects.
- Indepth understanding of the construction process and cost management for largescale industrial projects.
- Skills and Abilities:
- Strong knowledge of construction contracts cost estimating budgeting and tendering procedures.
- Proficiency in using cost management and project management software (e.g. Procore Buildertrend Microsoft Excel CostX).
- Excellent communication negotiation and interpersonal skills.
- Strong analytical and problemsolving abilities.
- Ability to work independently and within a team.
- Additional Requirements:
- Ability to work effectively under pressure and manage multiple projects simultaneously.
- Familiarity with AGrade warehousing or factory specifications industry regulations and best practices.
- A keen eye for detail and commitment to highquality delivery.
