Job Description

This is a remote position.

The ideal candidate will have a strong background in real estate law particularly in the areas of title review real estate transactions contract review and project coordination. The Senior Real Estate Paralegal will play a crucial role in ensuring the accuracy and compliance of legal documentation related to our projects.

As a Senior Real Estate Paralegal you will support the funding of infrastructure development projects from inception to completion including the acquisition renovation and new construction of behavioral health service facilities.

Your primary focus will be working with the Californiabased legal team in crafting reviewing and finalizing Program Funding Agreements for the disbursement of grant funds to awardees which include for profit entities nonprofit corporations cities counties and tribes for the construction of behavioral health service facilities throughout the state of California. Grant funds have been earmarked by the state of California for behavioral health infrastructure expansion. Learn more about this multibilliondollar initiative here:

Location: Remote (Must be based in California)
Reports to: Lead Real Estate Attorney
Salary Range: $105K $115K

Responsibilities:

  1. Title Review:
    • Ability to review and analyze a preliminary title report to identify unacceptable exceptions to be removed prior to closing and issuance of the ALTA Lender s policy of title insurance.
    • Review agreements recorded on title and identify potential conflicts with project terms.
    • Review ALTA Loan Policy to ensure compliance with Escrow Instructions.
    • Discuss potential title conflicts with supervising attorney and propose solutions.
    • Communicate with escrow and title officers to resolve conflicts on title.

  2. Corporate Law Work:
    • Review and verify information in Board Authorizing Resolutions.

  3. Legal Document Analysis:
    • Review Attorney Opinion Letters for deviations from internal guidelines and templates.

  4. Document Drafting:
    • Draft Amendments and Terminations to Program Funding Agreements using company templates.
    • Draft Escrow Instructions using company templates.
    • Draft new specialized templates to accommodate unique transaction structures.

  5. Escrow Review:
    • Review Estimated and Final Settlement Statements identifying errors in amounts listed.
    • Ensure accuracy of taxes credits to the seller program funds and other allocations.
    • Review security instruments prior to submission to escrow.

  6. Project Coordination:
    • Track and report project statuses.
    • Attend weekly meetings with internal staff clients and grantees.

  7. Communication and Collaboration:
    • Communicate with support staff for the collection of documents to satisfy contract requirements.
    • Draft requests for client review and consent to deviations from contract language or exceptions to contract terms.

  8. Contract Review:
    • Review Subordination Agreements and verify projectrelated information.
    • Review lease agreements provided by grantees ensuring accuracy and nonconflict with project terms.
    • Review Program Funding Agreements ensuring accurate data within the agreement.

Requirements

  • ABA Approved Paralegal Certificate or at least 5 years working as paralegal under a licensed attorney.
  • 57 years of experience as a paralegal with a focus on real estate law.
  • Title review experience required.
  • Knowledge on zoning and surveying is a plus.

  • Knowledge on leasing is a plus.
  • Prior experience in both law firm and inhouse settings is desirable.
  • Strong problemsolving skills.
  • Excellent communication and collaboration abilities.

  • Detailoriented with a keen eye for accuracy.
  • Ability to work under tight deadlines.
  • No task is too big or too small mentality.
