1. 客户关系与主接口管理
- 作为JLL驻场爱马仕北京三里屯门店的主要对接人现场负责与店铺运营团队零售运营及相关管理部门的日常沟通与协同工作
- 理解爱马仕相关要求/标准运营节奏如新品发布节假日高峰及空间使用需求提前协调资源保障服务无缝支持
- 主动管理客户期望及时响应并闭环处理各类服务请求或投诉维护长期信任关系
- 确保客户需求准确传达并落实执行
2. 现场服务管理责任
- 管理现场多烦供应商及下属对保洁保安工程运维等现场各服务模块承担最终交付责任确保服务品质符合合同的要求
- 通过日常管理负责KPI的达成包括但不限于客户满意度清洁满意度安保响应时效设备完好率工单闭环率等
3. 团队人员管理
- 领导并赋能现场FM团队含自有及外包人员建立高绩效高敬业度的服务文化
- 负责项目人员培训绩效评估激励及职业发展路径规划尤其强化客户服务意识与专业技能
- 通过标准化作业情景演练和标杆学习持续提升一线员工品牌契合度
4. 财务管理
- 负责项目月度账单在有必要时提供项目年度OPEX运营支出与CAPEX资本性支出预算确保成本透明合规性
- 按需提供项目短中期项目如门店翻新配合节能改造安防系统升级等确保项目按时按质按预算交付
5. 流程标准化与合规管理
- JLL职能部门如运营EHS采购商务人事开发适用于爱马仕场景的定制化FM流程SOP项目经理能完全理解并能按要求运用到实际工作中
- 协助JLL内部审核与整改为提升项目管理工作做好充分准备
6. 绩效报告与持续改进
- 按仲量联行月度报告模版负责向客户提交月度报告内容涵盖KPI达成事件回顾改进举措及下阶段计划
- 运用日常工单记录巡检记录分析预判风险推动预防性管理
- 建立服务回顾机制将客户反馈转化为具体行动项并跟踪闭环
7. 行为标准
- 以客户满意的服务体验为目标持续提升客户满意度评分
- 关注一线员工工作状态降低流失率提升服务稳定性
- 当面临新环境或问题时能识别出可能的解决方案以及可能的困难并在必要的情况下与主管/经理/JLL职能部门专家分享寻求他/她对这一问题的解决办法
- 严格执行事件上报与升级流程
- 遵守JLL业务行为准则及临时工作安排
