• 系统可靠性监督客户专属楼层内机电系统暖通空调 HVAC电气给排水消防生命安全系统楼宇自控系统 BMS的日常运行与维护确保设施设备的稳定正常运行及最佳性能
• 供应商与大楼联络担任以下各方的关键技术联系人
  • 维保承包商根据服务等级协议SLA/关键绩效指标KPI监控其表现审查技术报告并确保工作质量符合合同要求
  • 大楼物业管理处就基础建筑问题公用事业中断及联合检查等事项与业主的工程团队进行协调
• 预防性与纠正性维护协助制定计划性预防维护如 52 周 PPM时间表并对纠正性维护请求做出快速反应确保所有工单在计算机化维护管理系统CMMS如 Delphi/Maximo中得到及时记录跟踪和关闭
• 技术故障排查为复杂的机电问题提供初级技术诊断然后再升级给专家或供应商验证承包商提出的技术解决方案以确保其成本效益和可行性

• 内部协作 (EDR)与客户及 JLL 的 EDR 团队紧密合作参与装修项目小型改造及技术变更确保所有工作符合建筑规范及客户标准
• 用户支持作为终端用户关于温度照明或电力投诉的第二级升级处理点能够将技术术语转化为清晰易懂的语言向非技术人员解释技术问题
• 报告编制编制周/月技术报告突出系统状态能源消耗关键事件及供应商表现供设施经理和客户审阅

• 合规性确保所有硬服务活动严格遵守当地法规JLL 全球 HS&E 标准以及客户的安全要求
• 风险管理定期进行现场巡检识别潜在的安全隐患电气机械消防主导或支持事故调查并实施纠正措施
• 可持续发展倡议协助实施节能措施如 HVAC 优化照明改造监控公用事业数据以支持客户的可持续发展目标并报告碳足迹减少计划的进展
• 作业许可管理管理和审计所有承包商进行高风险活动动火作业高空作业电气隔离的作业许可证PTW系统

• 合同管理协助设施经理管理硬服务合同根据完成的工单和服务等级协议SLA的奖惩条款审核发票
• 预算支持为年度运营支出OPEX预算提供技术输入通过提高能源效率或流程优化在不降低服务质量的前提下识别降低成本的机会
• 采购支持协助新技术供应商的招标过程包括起草工作范围说明书SOW和评估技术标书

• 流程优化定期审查运营工作流程以消除低效环节实施来自其他 JLL 项目或行业标准的最佳实践
• 审计准备确保所有技术文档维护记录和合规证书均为最新状态并随时准备好接受内部/外部审计

• 系统正常运行时间关键机电系统的可用性达到目标值
• SLA 合规率在约定的响应/解决时间内关闭的工单百分比
• 安全绩效零可记录安全事故100% 符合作业许可证PTW及 HS&E 审计要求
• 客户满意度客户和终端用户对技术响应速度及沟通方式的正面反馈
• 成本效率项目在预算内交付确认可核实的成本节约

• 机械电气或建筑设备工程专业的大学本科文凭或学位
• 持有相关专业证书如电工证暖通空调认证NEBOSH/IOSH 安全认证等者优先

• 3 年以上设施管理经验专注于商业高层建筑或企业办公室的硬服务/机电 (MEP) 领域
• 拥有在综合设施管理IFM环境或直接为跨国公司MNC工作的经验者优先
• 具备与大楼业主方沟通及管理技术供应商的经验
• 对于优秀的机电背景应届毕业生可放开工作经验要求

• 深入了解 HVAC 冷水机组空气处理机组/风机盘管系统低压配电BMS 逻辑及消防系统
• 熟练使用 MS OfficeExcel PowerPoint

• 沟通能力能够与不同的利益相关者从技术员到高层管理人员进行有效沟通必须能够向非技术用户清晰地解释技术问题
• 解决问题具备强大的分析能力能够诊断技术故障的根本原因
• 服务意识以客户为中心积极回应用户咨询并更新问题状态直至解决
• 适应能力能够在紧急情况下承受压力并管理多项优先任务

• 流利的普通话良好的英语读写能力能够阅读编制标准操作流程技术手册并撰写工作报告
