What this job involves:

Position Overview
JLL APAC Research is seeking a detail-oriented Research Analyst to join the JBS team in Dalian. The role focuses on proactively maintaining and enriching JLLs proprietary commercial real estate databases covering properties companies and transactions. The successful candidate will work closely with the APAC Research Data Operations team to support the quarterly production cycle of the Real Estate Intelligence Service (REIS). Key responsibilities include monitoring data quality managing data flows across research platforms and collaborating with regional and local teams to resolve discrepancies in REIS datasets. The analyst will also partner with research stakeholders at all levelsfrom local analysts to managementas well as members of the Global Data Hub to execute both recurring and ad hoc data initiatives.

Key Responsibilities
Prepare standardized Excel templates for local research teams to input and submit commercial real estate data
Review data submissions from local teams and raise queries to ensure accuracy and completeness
Develop and maintain Python scripts to automate data validation and workflow processes
Proactively monitor data integrity using data quality dashboards; identify correct and escalate inaccurate or incomplete records to the Regional Head of Data Operations when necessary
Participate in ad hoc data management and enhancement projects as required

Additional Competencies & Technical Exposure
Strong numeracy skills with the ability to interpret data and understand relationships between key indicators
Advanced Excel proficiency including writing and troubleshooting complex formulas (e.g. INDEX/MATCH nested logical functions)
Hands-on experience with Python in an integrated development environment (IDE) such as Jupyter Notebook; ability to load manipulate and export data using libraries like Pandas
Experience working with relational databases (e.g. MySQL PostgreSQL SQL Server) and writing efficient optimized SQL queries

Proficient in Microsoft Word and Excel
Skilled in writing maintaining and troubleshooting Python or VBA scripts (familiarity with R is a plus)
Advanced SQL knowledge including complex querying techniques
Meticulous attention to detail with a strong sense of ownership and precision in execution
Solution-oriented: able to propose practical strategies to address stakeholder needs
Comfortable performing highly repetitive tasks while maintaining consistent data accuracy
Strong process decomposition skills: able to break down complex data workflows into standardized automatable steps

Qualifications & Preferred Background
Bachelors degree in Statistics Finance Mathematics Economics Business Analytics or a related fieldor equivalent practical experience in data research or analytics
Candidates with 12 years of experience managing structured datasets under tight deadlines are strongly preferred; real estate data experience is a plus

• Fluent English proficiency (both written and spoken) sufficient for day-to-day collaboration
• Ability to independently run debug and make minor adjustments to existing Python or VBA
• High sensitivity to data quality with a consistent commitment to accuracy and completeness
• Prior exposure to commercial real estate data is advantageous
