Project Manager (Asset Management) Building Services
Job Summary
Project Manager (Asset Management) supports building assessment reserve fund study and capital planning projects in Markham Ontario Canada within a multidisciplinary building services practice. The role contributes to the evaluation and management of residential commercial institutional and condominium assets through technical assessments lifecycle planning and stakeholder engagement.
The position is responsible for delivering projects throughout the full asset management lifecycle including building condition assessments reserve fund studies capital forecasting field investigations technical reporting and long-term asset renewal planning. Work is performed in accordance with Ontario Regulation 48/01 and involves coordination with property managers condominium boards asset owners and project stakeholders.
The ideal candidate brings 35 years of experience in reserve fund studies building assessments quantity surveying or real estate capital planning services with demonstrated exposure to lifecycle costing asset condition evaluation and client-facing project delivery.
Key Responsibilities
- Lead reserve fund studies in compliance with Ontario Regulation 48/01 and applicable industry standards.
- Perform building condition assessments and technical field investigations across multiple building systems.
- Conduct site inspections of building envelope systems structural components roofing assemblies interior finishes and site infrastructure.
- Complete technical evaluations of mechanical and electrical systems to support lifecycle planning and capital investment decisions.
- Assess asset condition determine remaining service life and develop asset renewal strategies using lifecycle costing methodologies.
- Prepare capital cost estimates reserve fund analyses and long-term cash flow projections.
- Develop and review capital expenditure forecasts and funding scenarios supporting long-range asset planning.
- Produce detailed technical reports outlining findings risk considerations and recommended corrective actions.
- Deliver client presentations and communicate funding strategies to condominium boards property managers and asset owners.
- Manage project scope schedule budget and stakeholder coordination activities throughout project delivery.
- Monitor project risks and implement mitigation measures during assessment and planning engagements.
- Support proposal development including scope definition fee estimation and technical input.
- Contribute to process improvement initiatives and the implementation of data analytics and AI-enabled assessment methodologies.
Qualifications :
Required
- Degree or diploma in Engineering Building Science Quantity Surveying Construction Management Architecture or a related discipline.
- 35 years of experience in reserve fund studies capital planning building condition assessments or related consulting services.
- Working knowledge of Ontario Regulation 48/01 and associated industry standards governing reserve fund studies.
- Experience conducting field assessments of building envelope structural mechanical and electrical systems.
- Demonstrated ability to prepare cash flow projections capital expenditure forecasts and lifecycle cost analyses.
- Strong understanding of lifecycle costing methodologies and asset condition evaluation.
- Proven technical report writing and client presentation experience.
- Valid Ontario drivers license and willingness to travel throughout Ontario.
Assets
- Professional designation or active progression toward a designation such as . CET PQS or RICS.
- Experience working with condominium corporations and boards of directors.
- Exposure to multi-asset portfolios within residential commercial and institutional sectors.
- Familiarity with data analytics platforms digital asset management systems or AI-enabled assessment tools.
- Experience supporting long-term capital planning programs across diverse property portfolios.
