Job Description: Real Estate Manager

Position: Real Estate Manager

Company: Al Sedrah Real Estate Division

Location: Muscat Oman

Overview

Al Sedrah Real Estate Division is seeking a highly motivated and experienced Real Estate Manager to oversee and manage all aspects of our rental properties and highvalue property sales. The ideal candidate will possess excellent communication and negotiation skills strong leadership qualities and be highly organized and detailoriented. A deep understanding of the real estate market and rental laws is essential.

Key Responsibilities

Property Management:

Oversee the daytoday operations of rental properties.

Ensure properties are wellmaintained and address tenant concerns promptly.

Conduct regular inspections of properties to ensure compliance with regulations and standards.

Streamline systems to minimize issues in leasing such as flat clearance dues and rental turnovers.

Leasing and Rent Collection:

Manage the leasing process including advertising showing properties screening tenants and preparing lease agreements.

Collect rent and ensure timely payments.

Handle tenant inquiries and resolve disputes.

Handle escalations and resolve complex tenant issues efficiently.

Sales Management:

Manage the sale of highvalue properties from listing to closing.

Conduct market research to determine competitive sales prices.

Prepare property valuation reports.

Team Leadership:

Lead and manage the sales and leasing team.

Provide training and development opportunities for team members.

Foster a positive and productive work environment.

Marketing:

Develop and implement effective marketing strategies to attract potential tenants and buyers.

Utilize online and offline marketing channels to promote properties.

Create and maintain marketing materials including property listings brochures and social media posts.

Legal Compliance:

Ensure all rental and sales activities comply with local real estate laws and regulations.

Keep abreast of changes in real estate laws and update company policies accordingly.

Financial Management:

Prepare and manage budgets for property management and marketing activities.

Generate financial reports and provide regular updates to senior management.

Qualifications

Bachelors degree in Real Estate Business Administration or a related field.

Minimum of 5 years of experience in real estate management.

Proven track record in property valuation leasing rent collection and property sales.

Strong knowledge of the real estate market in Muscat Oman.

Excellent communication negotiation and interpersonal skills.

Strong leadership and team management abilities.

Highly organized and detailoriented.

Proficient in property management software and MS Office Suite.

Skills and Competencies

Leadership: Ability to lead motivate and manage a team effectively.

Communication: Ability to clearly and effectively communicate with tenants buyers and internal teams.

Negotiation: Strong negotiation skills to secure favorable lease terms and property sale deals.

Market Knowledge: Indepth understanding of the local real estate market including trends and pricing.

Customer Service: Commitment to providing exceptional service to tenants and buyers.

ProblemSolving: Ability to quickly resolve issues and disputes that may arise.
