TOPS Leasing Specialist
The TOPS Leasing Specialist is a floating assignment-based leasing role within Asset Livings internal talent agency (TOPS). This role provides short-term (130 day) on-site leasing support to properties experiencing vacancies staffing gaps transitions or performance needs.
The TOPS Leasing Specialist performs all leasing marketing customer service and administrative duties expected of an Asset Living Leasing Consultant while quickly integrating into each assigned communitys operations. This role ensures a seamless resident experience and consistent leasing execution across all Asset Living-managed sites.
Assignments vary by duration property type and division and may require frequent travel and rapid onboarding to new teams.
Essential Duties & Responsibilities
Leasing & Sales Execution
- Effectively greet qualify show and lease to prospective residents in accordance with Asset Living leasing standards
- Execute all functions necessary to close the sale: lead follow-up appointment setting tours and application processing.
- Complete all leasing paperwork and digital documentation prior to move-in.
- Maintain accurate prospect/log traffic and update property software timely and accurately.
- Support lease audits unit walks and the turn process during assignments.
- Utilize established sales and marketing strategies to increase traffic and achieve/exceed leasing goals.
Customer & Resident Relations
- Respond to resident concerns service needs and general inquiries to ensure a positive resident experience.
- Support resident retention efforts including resident events communications and community engagement activities.
- Project a consistently positive professional image of each community while on assignment.
Marketing & Outreach Support
- Assist with implementing the propertys marketing/outreach plan and campaigns.
- Conduct or support market surveys; maintain knowledge of competitors and local market conditions.
- Ensure model units office and tour paths are clean stocked and show-ready each day.
Administrative Support
- Accurately complete administrative tasks reporting and system entries aligned with property processes.
- Maintain familiarity with site-specific policies and procedures to ensure compliance.
Assignment Readiness & Adaptability
- Integrate quickly onto new teams adapting to each communitys unique operations software and expectations.
- Represent Asset Livings shared service standards and serve as a knowledge resource to on-site teams.
- Support communities during staffing shortages seasonal turnover transitions or rapid-response needs.
Travel
- This position entails travel estimated at 100% of work time annually. Travel may be required for property visits conferences training sessions or other business-related activities. Reliable transportation is required.
Education & Experience
- High school diploma or equivalent required.
- Ability to understand and perform all on-site software functions; strong computer skills required.
- Basic knowledge of Fair Housing and OSHA requirements (consistent with Leasing Consultant role)
- Previous leasing or property management experience preferred.
