Job Summary
Turner & Townsend Heery is seeking an experienced Senior Project Manager to join our team. The ideal individual will have prior experience supporting large-scale construction projects and possess strong people leadership skills along with the ability to build and maintain client relationships.
Responsibilities
- Knowledge of estimating scheduling and cost control.
- Thorough knowledge of RFI tracking contract document control forecast scheduling and costs preparation of change order review and review of payments.
- Ability to be proactive and incorporate interpersonal skills to develop and maintain positive relationships.
- Confirms that appropriate project authorization and funding is in place before activities begin; prepares cash flow projections and monitors financial performance.
- Assures that all necessary jurisdictional approvals are obtained and that all applicable codes and standards are met.
- Diligently pursues the timely completion of any punch list and project closeout activities.
- Provides overall project cost control schedule management and quality assurance for projects from the design phase through project closeout.
- Anticipates potential problems that may jeopardize project success and identifies alternative solutions.
- Assures that projects adhere to approved scope are completed within budget on schedule and at the prescribed level of quality. Maintains project records and produces various reports.
- Maintains critical project information in an automated project management system on a continuous basis.
- Provides leadership to various individuals associated with each project.
- Manages and/or coordinates activities of technical discipline team members specialty consultants construction inspectors and project support staff.
- Partners with planners during scope development cost estimates and project scheduling and may assist maintenance and operation staff with warranty compliance.
- Works closely with client representatives on a day-to-day basis.
- Administers the process of selecting design professionals consultants and contractors to design and construct projects;Â This includes preparing scopes of work soliciting for services evaluating credentials and interviewing potential contractors evaluating references and past performance and negotiating fees and services.
- Maintains project records and produces various reports.Â
- Maintains critical project information in an automated project management system on a continuous basis.
- SOX control responsibilities may be part of this role which are to be adhered to where applicable.
Qualifications :
- Public sector experience in Oregon (city county or government facilities) preferably supporting criminal justice or public safety facilities within the last 5 years with positive client references.
- Proven ability to lead multidisciplinary teams mentor staff and build long-standing client relationships with strong references.
- Expertise in ORS and OAR compliance and Oregon public procurement practices including ability to train others.
- Demonstrated experience managing complex capital projects through full lifecycle (planning design construction closeout).
- Strong knowledge of estimating scheduling cost control change management and financial oversight (cash flow forecasting reporting).
- Experience administering consultant/contractor procurement including scope development evaluation negotiation and performance management.
- Ability to manage multiple projects independently while ensuring scope budget schedule and quality objectives are met.
- Proficiency in project controls document management systems reporting and maintaining accurate project records.
- Strong understanding of applicable codes standards and regulatory approvals processes.
- Excellent communication stakeholder coordination and relationship management skills across agencies and teams.
- Proactive problem-solving adaptability and decision-making skills with attention to detail.
- Collaborative mindset with ability to work effectively in team-oriented environments and take initiative.
- CCM and DBIA certifications or ability to obtain within 90 days.
Education/Experience
- A Bachelors degree in Architecture Engineering or Construction Management or related field. Â
- Minimum of twelve (12) years of progressively responsible related experience which includes managing multi-million dollar construction projects.Â
- Experience should also include managing A/E (design) consultant services and construction administration.Â
- Must have been in a position which demonstrates independent decision-making.
