Job Summary

Roving Maintenance Supervisor - Southeastern MAGeneral Statement of Duties: This position is a roving role within the Region 5 portfolio located in Southern Massachusetts and may also provide support across the broader Eastern Massachusetts portfolio. Emergency on-call and snow removal coverage may be required based on business needs. The Roving Maintenance Supervisor is responsible for overseeing and supporting maintenance operations and teams across multiple properties as assigned. Key responsibilities include ensuring maintenance safety and compliance with injury prevention standards and company policies managing work order processes and overseeing unit turnover coordinating preventive maintenance and supporting capital project execution including RFP development and bid review. This role ensures the consistent delivery of high-quality maintenance services while supporting all efforts to enhance the value of each property. The Roving Maintenance Supervisor will also support maintenance budget adherence and plays a key role in enhancing maintenance services across all properties within their assigned Received:Reports to Regional Maintenance Director Regional Vice President or Property Manager as Exercised:None unless assigned by its Supervisor(s)FLSA Status: Non-ExemptEssential Functions of the Position:(Any one position may not include all the duties listed nor do the listed examples include all duties that may be found in positions of this class.) Maintenance Responsibilities:Assists supports and oversees the maintenance function at multiple sites in support of the organizations objectives to influence positive and supports in strategic oversight of temporary staffing and resourcing for inspections and short staffing situations including agency related physical property daily maintenance operations ensuring timely completion of work orders apartment turnovers preventive maintenance and life safety inspections across assigned track and interpret work order production across assigned troubleshooting support for complex or escalated maintenance with training and mentoring maintenance inventory and purchases of maintenance supplies. Reviews purchase orders requisitions and contracts for maintenance equipment supplies and in the creation management and adherence to maintenance and prepares for apartment and property assists and verifies the completion of preventive maintenance in accordance with set assists and verifies the completion of life safety inspections across multiple properties in accordance with set schedules and Beacons Crisis Response and Preparedness supports and assists with managing property emergencies such as snow emergencies fires and high level apartment turnover support in the form of training scheduling and implementing overall best practices to achieve corporate turnover expectations and conjunction with or in the absence of a Maintenance Supervisor; schedules completes and coordinates repairs with external vendors as to and trains team members in procurement best practices through inventory control pricing comparisons and utilization of approved procurement vendors to maximize efficiency while minimizing costs. Coordinates the pick-up and delivery of supplies. May use company vehicle or personal vehicle when needed or in the absence of site staff completes daily operations of work orders apartment turnovers trash duties and all other maintenance duties as necessary to maintain normal site with emergency on-call rotation and after-hours maintenance in accordance with business needs. participates in emergency on-call needed or based on business needs assists with snow and respects resident and applicant Responsibilities:Fosters a positive active and collaborative relationship with residents communities and associated agencies. Promotes positive Beacon and adheres to company policies rules and patiently professionally and cooperatively with residents and staff. Preserves and respects the confidentiality of resident Qualifications:Education Training and Experience: Any combination of education training and experience that demonstrates the ability to perform the duties and responsibilities of the position including 57 years of supervisory experience in building or property maintenance. Certified Apartment Maintenance Technician certification is preferred. Additional certifications may be required based on the property and Skills: Knowledgeable and skilled in the safe use of hand tools and small power tools. Ability to manage maintenance staff. Must possess neat and orderly work habits. Maintains a valid drivers license. Possesses adequate knowledge of plumbing electrical carpentry and heating standard practices. Professional demeanor and solid interpersonal skills.
