Responsibilities:

• Lead on-site maintenance staff and supervisors in the diagnosis of problems and repairs related to HVAC electrical plumbing carpentry drywall appliances and anything else that may come up
• Train and supervise property teams using the applicable program
• Review and oversee site performance/ curb appeal work order completion shop organization inventory control and make-ready management
• Review employee performance and provide feedback on employee progress
• Monitor inventory of maintenance shops through an organized system
• Train and ensure all technicians are using applicable programs
• Meet with property managers and maintenance supervisor to discuss goals
• Ensure preventive maintenance is completed in a timely manner
• Review safety procedures to ensure that all employees are adhering to the process
• Develop plans to increase maintenance and property efficiency
• Snow removal management

Requirements:

• Minimum of 3 years of maintenance supervisor experience
• Minimum of 5 years of residential property maintenance experience
• HVAC certification
• Excellent mechanical electrical plumbing & HVAC
• Excellent leadership and communication
• Computer and Microsoft Office proficiency and ability to learn new programs and processes
• Yardi experience preferred
• A valid Drivers License reliable transportation and valid insurance required
• Must have general tools to perform all maintenance tasks
• On Call for all Emergencies
• Maintains courteous and professional demeanor with residents prospective residents coworkers and vendors
