The Manager of Real Estate Transactions will be responsible for the negotiation of complex transactions including sales leases purchases development agreements easements and more. They will manage the direct and outsourced team associated with complex transactions to ensure optimal results and that all financial objectives are met. They will partner closely and act as the single point of contact for all other functions within the business such as strategic planning legal operations finance and all necessary stakeholders to bring any project to completion. Additionally this role will be responsible for gathering new prospective transactions and reporting findings out to senior leadership.

• Negotiating transactions from an owners perspective including: sales new site requirements subleases purchases renewals dispositions easements development sales etc.

• Identifying & executing monetization opportunities within the portfolio including complex separation/subdivision/condominium sales.

• Assuming end to end responsibility for all transactions including acting as a single point of contact to third parties (landlords / owners / purchasers adjacent property owners) engagement and handoff to appropriate disciplines within GRE.

• Preparing detailed financial analysis for all transactions such as: lease vs buy investment sales buyout analysis etc.

• Ensuring funding & scope are correctly identified and communicated. Draft CAS documents for all deals to secure senior management approval.

• Negotiating complex acquisitions dispositions and subleases.

• Performing comprehensive market studies on a national basis identifying market trends values rental rates due diligence.

• Interacting with the leadership team on market metrics making recommendations regarding transactional structures etc.

• Managing national transactions service providers. This entails negotiating contracts developing and measuring KPIs providing direction and feedback on performance etc.

• Acting as a key stakeholder in resolving legal matters as they arise.

• Developing departmental budgets and report out on variances to leadership each quarter.

• Participating in broker selection on a case by case basis.

• Acting as a single point of contact for all wireless network locations in which GRE has been asked to execute on a transaction.

Youll need to have:

• Bachelors degree or four or more years of work experience.
• Four or more years of relevant experience required demonstrated through one or a combination of work and/or military experience or specialized training.
• Willingness to travel up to 25% of the time.
• A valid drivers license.

Even better if you have:

• Advanced degree in real estate or MBA.
• Experience managing a team.
• Experience in commercial real estate leasing and sale fundamentals law financials as well as associated terms and processes.
• Ability to work well with other corporate disciplines such as Tax Legal Risk Management Environmental Manager Security Lease Administration Treasury and Accounts Payable.
• Strong negotiation and interpersonal skills.
• Ability to perform a detailed market search.
• Experience in real estate program management and knowledge of wireless real estate.
• Computer skills including familiarity with financial modeling and systems for managing projects.
• Ability to interface with senior leadership building occupants landlords buyers and other contacts in the daily management of projects.
• Ability to assemble and lead project specific teams.
• Strong communication skills at all levels - both verbal and written.
• Strong analytical and presentation skills.
• Knowledge of financial systems.
• Skills to evaluate technical drawings surveys property reports market data appraisals or other documents.
• Understanding of the property due diligence process including the interpretation of third party reports identifying legal issues and risks.

In this hybrid role youll have a defined work location that includes working from home and a minimum of three days per week in the office which will be set by your manager. Employees are responsible for maintaining compliance with hybrid work policies.

The salary will vary depending on your location and confirmed job-related skills and experience. This is an incentive based position with the potential to earn more. For part-time roles your compensation will be adjusted to reflect your hours.

The annual salary range for the location(s) listed on this job requisition based on a full-time schedule is: $86000.00 - $165000.00.
