Job Summary

Job Overview:

Performs scheduled preventive maintenance and inspections on building systems and equipment to ensure reliability efficiency and safety. Identifies and addresses potential issues before they result in equipment failure minimizing downtime and costly repairs.


Key Responsibilities:

  • Scheduled Maintenance: Perform routine inspections and maintenance on HVAC plumbing electrical mechanical and other building systems according to a preventive maintenance schedule.
  • Equipment Monitoring: Track performance of critical equipment (chillers boilers generators pumps etc.) and identify signs of wear leaks or malfunctions.
  • Repairs & Adjustments: Make minor repairs or adjustments to prevent system failures; escalate technical issues to licensed trades as needed.
  • Documentation & Reporting: Maintain accurate logs of maintenance work inspections and equipment performance. Report findings and recommendations to management.
  • Compliance & Safety: Follow all safety protocols environmental regulations and company policies when performing maintenance tasks.
  • Inventory & Tools: Ensure proper care of tools maintenance supplies and spare parts.
  • Continuous Improvement: Identify opportunities to improve system reliability reduce downtime and extend equipment life.


Minimum Job Requirements:

  • High school diploma or GED; technical training or certification in HVAC electrical plumbing or mechanical systems preferred.
  • No experience required prior experience a plus.
  • Ability or willingness to learn to read and interpret schematics blueprints and equipment manuals.


Required Knowledge Skills and Abilities:

  • Skilled in the use of hand tools power tools and diagnostic equipment for preventive maintenance.
  • Ability to troubleshoot and repair mechanical electrical and HVAC systems.
  • Strong attention to detail and ability to follow a structured preventive maintenance plan.
  • Proactive approach to identifying potential issues before they escalate.


Working Conditions:

  • Exposure to varying temperatures noise dust and chemicals.
  • Physical activity may include lifting climbing bending and standing for extended periods.
  • On-call availability for emergency equipment issues may be required.

Required Experience:

IC
