Job Summary

- Daily review of open vendor invoices to ensure necessary payments are generated and accurately paid avoiding disconnections and late fees
- Accurate invoice coding to proper GL accounts.
- Track and audit utility GL accounts on a monthly quarterly and annual basis to ensure accuracy
- Print and mail checks.
- Match checks to the corresponding invoices paid.
- Notify management of potential concerns and potential solutions
- Recognize and analyze utility expenses for spikes and unusual variances
- Reconcile monthly vendor statements.
- Monthly journal entries for water/sewage
- Quarterly NC Utilities Commission filing
- Control and maintain maintenance reserves
- Handle accounts payable inquiries from internal team members and external vendors.
- Support the monthly financial close process.
- Participate in meetings and training sessions
- Day-to-day review and entry of accounts payable transactions into Accounting Software
- Ability to answer phones and interact with utility vendors and co-workers in a professional and positive manner
- Scan file and process invoices and other company records as needed
- Prepare & post resident billing for water usage chargebacks/common areas
- Prepare monthly reporting spreadsheets
- Identify utility variances compared to utility budgets
- Any other responsibilities assigned as seen fit
- Must be detail oriented and resourceful

- High school education or equivalent is required
- College degree is preferred
- Strong organizational analytical communication problem-solving and time-management skills
- Extraordinary attention to detail while performing multiple assignments
- Proficient MS Office (Word Excel PowerPoint and Project)
- Yardi or property management software experience preferred
