Job Summary
Position Description
Under general supervision of the Facilities Manager the Lead Painter will possess extensive experience in commercial painting projects demonstrating proficiency in both interior and exterior painting techniques. The Lead Painter will be responsible for ensuring a high standard of quality in all painting tasks meeting project deadlines and maintaining a safe and organized work environment.
Duties & Responsibilities:
Prepare surfaces for painting by cleaning scraping sanding and smoothing surfaces as needed. Ensure that surfaces are free from dirt dust and debris to achieve optimal paint adhesion. Covers furniture and removes fixtures such as pictures doorknobs lamps and electric switch covers prior to painting. Erects scaffolding or set up ladder to perform tasks above ground level
Identify and repair defects on surfaces such as cracks holes or damaged areas prior to painting. Tapes floats textures walls and ceilings fills nail holes cracks and joints with putty plaster or other fillers using caulking guns or putty knives. Perform routine maintenance on painting equipment to ensure proper functionality. Maintains inventory of tools and assist with inventory control of materials and equipment
Apply paint using various techniques such as brushing rolling and spraying. Ensure even coverage and proper thickness to achieve a high-quality finish. Select and mix paint colors according to specifications ensuring accuracy and consistency. Match colors precisely to meet project requirements
Remove/Install drywall panels include cut openings; apply taping and joint compound to seams for a smooth blend to achieve uniform surface; apply texture paint wall coverings or other means to protect surface.
Conduct thorough inspections of completed work to ensure it meets quality standards and property manager specifications. Make necessary touch-ups or corrections as needed to achieve a flawless finish and ensures areas are clean
Monitor and manage paint and equipment inventory. Ensure an adequate supply of materials and tools for each project and report any shortages or issues to the supervisor. Stores handles and disposes of paint stain varnish and other chemicals according to established procedures;
Maintain accurate records of work performed including materials used hours worked equipment utilized and any additional notes relevant to the project. Provide regular updates to supervisors on project progress.
Follow safety protocols and guidelines to maintain a secure work environment. Utilize personal protective equipment (PPE) and implement safety measures to prevent accidents or injuries.
Perform any additional tasks or responsibilities as assigned by management or as necessitated by the evolving needs of the organization.

Experience:
At least five (5) years experience in commercial or residential painting work
Substantial experience working with different surfaces including but not limited to wood metal concrete and drywall.
Licensure:
Must have a valid Class C drivers license (Texas by hire date) and maintain a good driving record
Knowledge Skills and Abilities:
Knowledge in understanding of various painting techniques including brushing rolling and spraying.
Knowledge of different types of paints primers and finishes and their appropriate applications.
Familiarity with paint color rolodex and the ability to accurately match and mix paint colors.
Knowledge of proper surface preparation methods such as cleaning sanding and patching.
Understanding of different surfaces (wood metal concrete) and the specific preparation required for each.
Awareness of environmental factors that can affect paint adhesion and durability.
Ability to work with precision ensuring even coverage and a smooth finish.
Attention to detail in identifying and addressing surface imperfections before and after painting.
Skill in creating sharp lines and edges for a professional and polished appearance.
Proficiency in operating various painting equipment including brushes rollers and spray guns.
Skill in using power tools for surface preparation and repair work.
Knowledge of equipment maintenance and troubleshooting to ensure optimal performance.
Ability to identify and address challenges related to surface conditions paint adhesion or equipment malfunctions.
Creative problem-solving skills for dealing with unexpected issues during a project.
Adaptability to adjust painting techniques based on the specific requirements of each project.
Effective time management skills to meet project deadlines and adhere to schedules.
Ability to prioritize tasks and allocate time efficiently for different aspects of a painting project.

General Information
Position Type and Typical Hours of Work:
This is a full-time position.
Days and hours are typically Monday through Friday 7:00 a.m. to 3:30 p.m.
Hours may vary based on business needs of the department and some weekends evening hours or holidays may be required during special events.
Work Environment:
Work is on active construction and vertical sites involving pervasive hazards associated with heavy equipment and tool operations; loud and constant noise; and regular exposure to chemicals dust fumes and combustible materials.
Required to work outdoors on varied and often unstable terrain involving exposure to varying weather conditions of extreme hot and cold temperatures.
Some working conditions require special precautions and the use of protective gear (e.g. hard hats respirator masks gloves etc.). will work on ladders and occasionally on scaffolding rooftops and elevated surfaces.
Physical Demands:
This is a physically active position which requires exerting in excess of 100 pounds of force occasionally and/or in excess of 50 pounds of force constantly to move objects.
Duties require standing sitting stretching bending stooping climbing.
Will work in cramped and awkward positions with all types of mechanical tools electric plumbing and other equipment.
Employment may be contingent on passing a drug screen and meeting other standards.
