Operating Engineer (Building Maintenance & HVAC)

Schedule: MondayFriday 8:00 AM 4:00 PM
We are seeking an experienced Operating Engineer to support the operation maintenance inspection and repair of commercial building systems. This is a contract-to-hire opportunity offering long-term career growth for a hands-on maintenance professional with experience in HVAC electrical plumbing and general building maintenance.
The ideal candidate will be a self-starter with strong troubleshooting abilities excellent customer service skills and a commitment to maintaining safe and efficient facility operations.
- Operate inspect maintain and repair building mechanical HVAC electrical and plumbing systems.
- Perform preventive maintenance and routine inspections of building equipment.
- Troubleshoot and resolve issues involving HVAC systems electrical systems DDC controls pneumatic controls and other building infrastructure.
- Complete general maintenance tasks including:
- Painting
- Pressure washing
- Lighting repairs and ballast replacement (where permitted)
- Plumbing repairs
- Locksmith work
- Water treatment support
- Minor carpentry and building repairs
- Respond to tenant service requests and facility maintenance needs in a timely manner.
- Utilize the computerized maintenance management system (CMMS) to manage and document daily work orders.
- Maintain accurate records of completed maintenance activities and service requests.
- Ensure all assigned work is completed efficiently and to quality standards.
- Follow all company and site safety procedures and policies.
- Support emergency response and on-call activities as required.
- Participate in ongoing technical operational and safety training programs.
- Maintain a clean organized and safe work environment.
- Minimum 3 years of experience in commercial building maintenance facilities maintenance HVAC plumbing electrical carpentry or related trades.
- Strong troubleshooting and repair experience with commercial building systems.
- Experience using Microsoft Office applications including Outlook Word Excel and Teams.
- Ability to lift up to 50 pounds.
- Ability to climb ladders up to 30 feet and perform physical maintenance activities including bending kneeling climbing and lifting.
- Strong customer service and communication skills.
- Trade school education apprenticeship training military technical experience or college coursework in a related field.
- Universal EPA (CFC) Certification.
- Candidates willing to obtain Universal EPA Certification within the first year are encouraged to apply.
