Operating Engineer (Building Maintenance & HVAC)

Contract-to-Hire Opportunity

Schedule: MondayFriday 8:00 AM 4:00 PM

We are seeking an experienced Operating Engineer to support the operation maintenance inspection and repair of commercial building systems. This is a contract-to-hire opportunity offering long-term career growth for a hands-on maintenance professional with experience in HVAC electrical plumbing and general building maintenance.

The ideal candidate will be a self-starter with strong troubleshooting abilities excellent customer service skills and a commitment to maintaining safe and efficient facility operations.

Responsibilities

Building Operations & Maintenance

  • Operate inspect maintain and repair building mechanical HVAC electrical and plumbing systems.
  • Perform preventive maintenance and routine inspections of building equipment.
  • Troubleshoot and resolve issues involving HVAC systems electrical systems DDC controls pneumatic controls and other building infrastructure.
  • Complete general maintenance tasks including:
    • Painting
    • Pressure washing
    • Lighting repairs and ballast replacement (where permitted)
    • Plumbing repairs
    • Locksmith work
    • Water treatment support
    • Minor carpentry and building repairs
  • Respond to tenant service requests and facility maintenance needs in a timely manner.

Work Order Management

  • Utilize the computerized maintenance management system (CMMS) to manage and document daily work orders.
  • Maintain accurate records of completed maintenance activities and service requests.
  • Ensure all assigned work is completed efficiently and to quality standards.

Safety & Compliance

  • Follow all company and site safety procedures and policies.
  • Support emergency response and on-call activities as required.
  • Participate in ongoing technical operational and safety training programs.
  • Maintain a clean organized and safe work environment.

Qualifications

Required

  • Minimum 3 years of experience in commercial building maintenance facilities maintenance HVAC plumbing electrical carpentry or related trades.
  • Strong troubleshooting and repair experience with commercial building systems.
  • Experience using Microsoft Office applications including Outlook Word Excel and Teams.
  • Ability to lift up to 50 pounds.
  • Ability to climb ladders up to 30 feet and perform physical maintenance activities including bending kneeling climbing and lifting.
  • Strong customer service and communication skills.

Preferred

  • Trade school education apprenticeship training military technical experience or college coursework in a related field.
  • Universal EPA (CFC) Certification.
  • Candidates willing to obtain Universal EPA Certification within the first year are encouraged to apply.
